ALL THAT TRACT OR PARCEL OF LAND situate in the Town of
Ithaca, County of Tompkins, State of New York, being a part of
• Military Lot No. 40 in said Town, and being more particularly
bounded and described as follows:
BEGINNING at a point marked by an iron pipe set in the town
line between the Town of Ithaca and the Town of Ulysses, which
point of beginning is at the intersection of said town line with
the centerline of the overhead line easement granted by Walter S.
Woolf to New York State Electric & Gas Corporation by instrument
dated December 18, 1953, recorded March 10, 1954 in the Tompkins
County Clerk's Office in Liber 366 of Deeds at Page 38, as shown
on the subdivision map entitled "WESTWOOD HILLS RESIDENTIAL
SUBDIVISION, TIM CIASCHI DEVELOPER, FINAL PLAT - PHASE I, TOWN OF
ITHACA, TOMPKINS COUNTY, NEW YORK," dated September 11, 1987,
revised September 24, 1987, further revised September 28, 1987,
further revised November 5, 1987, by T. G. Miller Associates,
P.C., Engineers & Surveyors, a copy of which subdivision map was
filed in the Tompkins County Clerk's Office on November 24, 1987
in Vault Box XII, Slot 45; thence South 77° 17' East (all
bearings magnetic 1986) a distance of 25.86 feet to a point;
thence South 02° 06' East a distance of 531.3 feet to an iron
pipe; thence South 76' 21' East a distance of 126.6 feet to an

easterly line of the New York State Electric & Gas Corporation
easement referred to above in the description of Parcel I, which
point of beginning is in the southerly line of the road referred
to as "Proposed Woolf Lane Extension," and which point of
beginning is also the northwesterly corner of Lot 13 as shown on
the subdivision map referred to above in the description of
Parcel I; thence South 17' 40' East along the easterly line of
said New York State Electric & Gas Corporation easement, being
along the southwesterly line of said Lots 13 and 14, passing
through iron pipes at 185.0 feet (the southwesterly corner of Lot
13) and at 200.0 feet (the southwesterly corner of Lot 14), a
total distance of 270.3 feet to a point; thence South 36. 40'

distance of 305.0 feet to an iron pipe set in the southerly line
of Woolf Lane; thence South 77. 45' East along the south line of
the "Proposed Woolf Lane Extension" a distance of 23.0 feet to an
iron pipe; thence continuing along the southerly line of the
"Proposed Woolf Lane Extension" on a curve to the left, having a
chord bearing South 80' 02' East, a chord distance of 34.4 feet
to the iron pipe marking the point or place of beginning.
Both Parcel I and Parcel II are conveyed SUBJECT TO the
following:
1. Overhead line easement granted by Walter S. Woolf to New
York State Electric & Gas Corporation by instrument dated
December 18, 1953, recorded March 10, 1954, in the Tompkins
County Clerk's Office in Liber 366 of Deeds at Page 38.
2. Mineral rights reserved by the United States of America
by deed to Walter S. Woolf dated March 23, 1945, recorded May 29,
1945 in the Tompkins County Clerk's Office in Liber 277 of Deeds
at Page 472.
3. The restriction that any house built on said premises,
or any part thereof, shall cost not less than $25,000.00
according to 1973 standards.
4. The rights of the grantor, which rights are expressly •
reserved herein, to convey to the Grantee, for highway purposes,
such portion of Parcel I as is identified as the "Area Subject to
Future Road Extension" adjoining on the east the town highway
known as Grove Road, as shown on the subdivision map referred to
above.
The above premises are described in accordance with the
subdivision map referred to above.
BEING a portion of the premises conveyed to the Grantor
herein by deed from the Grantor and Keijo K. Autio dated December
8, 1987, recorded December 9, 1987, in the Tompkins County
Clerk's Office in Liber 622 of Deeds at Page 603.
