Containing 1.87 acres of land more or less. Being more particularly shown as "Whitetail Drive" on the Phase 1 plat of Deer Run Subdivision filed in the office of the clerk of the County of Tompkins in Box 11, Slot 25 on May 26, 1987, revised October 3, 1987 and refiled October 30, 1987 in Box XII, Slot 28 and Phase lA plot of the Deer Run Subdivision, filed in the Tompkins County Clerk's Office in Box 12, Slot 70 on December 4, 1987.* Together with a temporary turnaround for Phase lA described as follows: ALL THAT TRACT OR PARCEL OF LAND situated in the Town of Ithaca, County of Tompkins, State of New York and more specifically described as follows: Beginning at the intersection of the center- line of Whitetail Drive, with the temporary right-of-way shown on map of Deer Run Subdivision, Phase lA filed in the Tompkins County Clerk's Office in Box 12, Slot 70 on December 4, 1987, said point of beginning being 1355.62 ft. measured along the centerline of said Whitetail Drive from the West line of Troy Road; thence S 63° 45' 16" W, 60 feet to a point; thence N 26° 14' 44" W, 60 feet to a point; thence N 63° 45' 16" E, 120.00 ft. to a point; thence S 261 14' 44" E, 60 ft. to a point; thence S 63° 45' 16" W, 60 ft. more or less to the point and place of beginning and being the right-of-way as shown on said subdivision map of Phase IA. TOGETHER with the appurtenances and all the estate and rights of the grantor in and to said premises. TO HAVE AND TO HOLD the premises herein granted unto the grantee, the heirs or successors and assigns of the grantee forever.
