WITNESSETH, that the grantor, in consideration of One Dollar ($1.00),
paid by the grantee, hereby grants and releases unto the grantee, the
heirs or successors and assigns of the grantee forever,
ALL THAT TRACT OR PARCEL OF LAND, with the building and improvements
thereon, erected or to be erected, situate, lying and being in the Town
of Ithaca, County of Tompkins, State of New York and more specifically
described as follows:
Beginning at a point in the west line of Troy Road, 475' North
of the North line of King Road;
1) Thence, on a curve to the left having a radius of 25' an arc
distance of 39.27', to a point in the north line of Lot .14 of the
Troy -King Heights subdivision prepared by Eidman, Anthony Associa-
tes, P.C., dated 4-25-83;
2) thence, N 83-14-44 W, along the Northline of said Lot 14, 175.00'
to the beginning of a non -tangent curve which has a radius of 242.001,
and whose center bears N 19-53-59 E;
3) thence, along said curve, an arc distance of 230.14, to a
point;
4) thence, N 17-14-44 W, 175.33, to a point of curvature;
5) thence, along a curve to the left, having a radius of 965.35'
an arc distance of 339.80', to a point of tangency;
6) thence, N 37 24 44W, 101.00', to a point of curvature;
7) thence, along a curve to the right, having a radius of 522.051,
an arc distance of 157.93', to a point of tangency;
8) thence, N 20-04-44W, 124.00, to a point of curvature;
9) thence, along a curve to the left, having a radius of 461.571,
an arc distance of 61.011, to a point in the southerly line of a
temporary "turnaround";
10) thence, N 63-45-15 E, along the southerly line of said "turn-
around" 60.001, to a point on a curve whose center bears S 62 30 36W
and has a radius of 521.57';

17) thence, along said curve, an arc distance of 162.30', to the
southwest corner of lot 15, of the above mentioned Troy -King Heights
subdivision;
18) thence, S 83 14 44 E, along the south line of said lot 15,
175.00, to a point of curvature;
19) thence, along a curve to the left, having a radius of 25.00',
an arc distance of 39.271, to a point in the west line of Troy
Road;
20) thence, S 6 45 16W, along the west line of Troy Road, 110.00'
to the point of beginning.
Containing 1.87 acres of land more or less.
Being more particularly shown as "Whitetail Drive" on the Phase 1
plat of Deer Run Subdivision filed in the office of the clerk of
the County of Tompkins in Box 11, Slot 25 on May 26, 1987, revised
October 3, 1987 and refiled October 30, 1987 in Box XII, Slot 28
and Phase lA plot of the Deer Run Subdivision, filed in the Tompkins
County Clerk's Office in Box 12, Slot 70 on December 4, 1987.*
Together with a temporary turnaround for Phase lA described as
follows:
ALL THAT TRACT OR PARCEL OF LAND situated in the Town of Ithaca,
County of Tompkins, State of New York and more specifically
described as follows: Beginning at the intersection of the center-
line of Whitetail Drive, with the temporary right-of-way shown on
map of Deer Run Subdivision, Phase lA filed in the Tompkins County
Clerk's Office in Box 12, Slot 70 on December 4, 1987, said point
of beginning being 1355.62 ft. measured along the centerline of
said Whitetail Drive from the West line of Troy Road;
thence S 63° 45' 16" W, 60 feet to a point;
thence N 26° 14' 44" W, 60 feet to a point;
thence N 63° 45' 16" E, 120.00 ft. to a point;
thence S 261 14' 44" E, 60 ft. to a point;
thence S 63° 45' 16" W, 60 ft. more or less to the point and place
of beginning and being the right-of-way as shown on said subdivision
map of Phase IA.
TOGETHER with the appurtenances and all the estate and rights of the
grantor in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the grantee, the
heirs or successors and assigns of the grantee forever. AND the grantor
covenants as follows:
*The above road is shown on a Survey Map entitled "MAP OF WHITETAIL
DRIVE, DEER RUN SUBDIVISION, TOWN OF ITHACA, COUNTY OF TOMPKINS, STATE
.� OF NEW YORK",dated January 27, 1988 and revised February 2, 1988 by
George Schlecht L.S., a copy of which is being filed concurrently with
the recording of this Deed.

FIRST - The grantee shall quietly enjoy the said premises;
SECOND - The grantor will forever warrant the title to said premises;
This deed is subject to the trust provisions of Section 13 of the Lien
Law. The words "grantor" and "grantee" shall be construed to read in
the plural whenever the sense of this deed so requires.
• IN WITNESS WHEREOF, the grantor has executed this deed the day and year
