HSUBJECT to utility easements of record. This deed is for highway purposes and in the event the property ceases to be used for highway purposes, title shall revert to the adjoining landowners to the center of the road. Being a portion of the premises conveyed to Eastwood Commons Building Corp. by deed of Eastwood Commons Development Company dated August 29, 1984 recorded August 31, 1984 in the Tompkins County Clerk's Office in Book 604 of Deeds at Page 230. Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises. To have and to hold the premises herein granted unto the party of the second part, its successors and assigns forever. And said party of the first part covenants as follows: First, That the party of the second part shall quietly enjoy the said premises; Second, That said party of the first part will forever Warrant title to said premises. ALL ' THAT TRACT OR PARCEL OF LAND situate in the Town of Ithaca, Tompkins County, New York, being an extension of Strawberry Hill Road in said Town and more particularly described as follows: Beginning at a point in the northerly line of Strawberry Hill Road as shown on a map hereinafter referred to, which point is the northwest corner of the parcel described in a deed from Eastwood Commons Development Company to the Town of Ithaca dated June 16, 1981 recorded June 17, 1981 in the Tompkins County Clerk's Office in Book 583 of Deeds at Page 730, and which point of beginning is in a southerly line of Lot 20 as shown on the map hereinafter referred to; running thence south 81°34'2" west in part along the southerly line of Lot 20 and along the northerly line of Strawberry Hill Road as shown on said map a total distance of 243.20 feet to a point in the extended west line of Wildflower Drive; running thence south 1800'6" east along the extended west line of Wildflower Drive 50.71 feet to a point in the northwest corner of Wildflower Drive; running thence north 81°34'2" east in part along the north line of Wildflower Drive and along the north line of Lot 10 on Phase One of the Eastwood Commons subdivision as shown on the map hereinafter referred to and in part along the north line of Lot 11 as shown on said map a total distance of 243.20 feet to a point that is the northeast corner of Lot 11 as shown on said map and is in the west line of the parcel so conveyed to the Town of Ithaca by the deed referred to above (583 Deeds 730); running thence north 180016" west along the west line of the parcel so conveyed to the Town of Ithaca a total of 50.71 feet to the point or place of beginning. It is the intention to describe a strip 243.20 feet by 50.71 feet of Strawberry Hill Road as shown on a map entitled "Development Plan - Phase One - Eastwood Commons Building Location Survey" revised many times and last revised September 18, 1984, to show Unit 20, a copy of which map was filed in the Tompkins County Clerk's Office on December 14, 1984 in Map Vault IV. Being a portion of the premises conveyed to Eastwood Commons Building Corp. by deed of Eastwood Commons Development Company dated August 29, 1984 recorded August 31, 1984 in the Tompkins County Clerk's Office in Book 604 of Deeds at Page 230.
