and assigns forever, all THAT TRACT OR PARCEL OF LAND, situate in the
Town of Ithaca, County of Tompkins and State of New York, comprising
a Park property as more particularly described as follows:
PARCEL I. BEGINNING AT A POINT which is the northeast corner of
Lots as shown on the survey map entitled "Subdivision Plat - South -
hill Estates, Coddington Road, Town of Ithaca, New York," dated
October 22, 1971, revised November 22, 1971 and June 1, 1972, by
John S. McNeil, Jr., licensed surveyor, and recorded in the Tompkins
County Clerk's Office on August 25, 1972 in Liber 502 of Deeds at
Page 541, which point is north 61 11' 54" east 180 feet from the
north line of Northview Road west; running thence north 830 48' 06"
west a distance of 131.84 feet to the northwest corner of Lot 5;
continuing thence on the same course (north 830 48' 06" west) an
additional distance of 167.80 feet to a point marking the northwest
corner of Parcel A as shown on the survey map entitled "Subdivision
Plat of Southhill Estates Section II on Northview Road West, Town
of Ithaca, Tompkins County, New York," dated April 17, 1978, by
Howard R. Schlieder, licensed surveyor, recorded in the Tompkins
County Clerk's Office on May 10, 1979, in Cabinet 2, envelope 20;
running thence north 5° 58' 09" east 71.22 feet to a point; running
thence north 770 32' 41" east 281.61 feet to a point; running
thence south 47° 11' 18" east 214.72 feet to the northeast corner
of Lot 4 as shown on the first survey map above mentioned; running
thence south 80° 37' 18" west along the northerly line of the said
Lot 4 a distance of 123.79 feet to the northwest corner of Lot 4.
Running thence north 83° 48' 06" west 20 feet to the northeast corne:
of Lot 5 as shown on the first survey map referred to above, and the
point or place of beginning.
The above described premises are those parcels of land
indicated as "Park" on the McNeil survey referred to above, and as
"lands to be added to Park" on the Schlieder survey described above.
The above described premises are to be used for Park purposes.
PARCEL II. A 20 foot strip of land bounding Parcel I on the south anc
more particularly described as follows: Beginning at the northeast
corner of Lot 5 as shown on the McNeil survey map referred to above,
being the point of beginning for the description of the Park property
set forth above; running thence south 60 11' 54" west a distance of
180 feet to the north line of Northview Road west; running thence
south 83° 48' 06" east a distance of 20 feet to the southwest corner
of Lot 4 as shown on the McNeil survey map referred to above; running
thence north 60 11' 54" east along the westerly line of Lot 4 as shows
on the McNeil survey referred to above 180 feet to the northwest
corner of Lot 4; running thence north 830 48' 06" west along the
southerly line of the Park premises described above a distance of 20
feet to the point or place of beginning.
Reference is also made to earlier versions of the McNeil
survey map which were recorded in the Tompkins County Clerk's Office

as follows: "Subdividision Plat - Southhill Estates, Coddington
Road, Town of Ithaca, New York," prepared by John S. McNeil, Jr.,
licensed durveyor, dated October 22, 1971, revised November 22, 1971
and filed twice in the Tompkins County Clerk's Office, the first
time on May 9, 1972 in Book 1970 of surveys at Pages 71 through 74,
and again on December 20, 1973 in Book 1970 of surveys at pages 129
and 130.
The above described premises are part of the premises
described in a deed from Gennaro Raponi and Lilian Maria Raponi to
Henry E. Hilker and Willis S. Hilker dated November 29, 1971,
recorded November 30, 1971 in the Tompkins County Clerk's Office
in Liber 497 of Deeds at Page 315.

G#irb. That, in Compliance with Sec. 13 of the Lien Law, the grantor will receive
the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any
part of the total of the same for any other purpose.

at page 296 and the said Willis S. Hilker acknowledged to me that
the said Power of Attorney has not been revoked by death of said
Henry E. Hilker or otherwise and is in full orce and effect.
