Miller, engineer and surveyor, dated April, 1969, filed May 16, 1975 in the Tompkins County Clerk's office envelope 47; running thence north 820 30' west along the north lines of lots 28, 27, and 26 as shown on said map, a total distance of 304 feet to a point in the north line of lot 26 on said map, which point is 35 feet easterly from the north- west corner of the said lot 26; running thence north 6° 33' east along the easterly lines of lots 94, 93 and 92 as shown on a survey map entitled "Winston Drive Subdivision," made by Carl Crandall, licensed surveyor, dated July 19, 1960, revised July 12, 1961, a distance of 361.8 feet to the northeast corner of said lot 92; running thence south 82° 30' east 168.4 feet to a point; running thence on a gentle curve to the left with a chord distance of south 530 35' 14" east 96.7 feet to a point; running thence south 820 30' east 57 feet to a point in the west line of said unopened street; running thence south 70 30' west 315 feet along the west side of said unopened street to the point or place of beginning. I It., 0-34 FgE 572 TOGETHER WITH a right-of-way for purposes of ingress and egress and parking over the unopened street as shown on the survey map hereinafter referred to, which right-of-way is more particularly described as follows: Beginning at the southeast corner of Birchwood Drive -North as the same was described in the deed from Rocco P. Lucente to the Town of Ithaca dated November 3, 1975, recorded in the Tompkins County Clerk's office in Liber 548 of Deeds at page 844; running thence northerly along the east line of Birchwood Drive -North a distance of 60 feet to the northeast corner of Birchwood Drive -North, which point marks the intersection of the north line of Birchwood Drive -North with the extended east line of lot 28 as set forth on the survey map of Thomas G. Miller referred to above; running thence north 70 30' west along the east line of lot 28 and along the east line of the Park property described above and conveyed here- under a distance of 455 feet to a point marking the northeast corner of the Park property described above; running thence south 820 30' east a distance of 50 feet to a point; running thence south 70 30' west a distance of 515 feet to a point, which point would be in the southerly line of Birchwood Drive -North if the same were extended in an easterly direction; running thence westerly to the point or place of beginning, the course of the last described distance running along what would be the southerly line of Birchwood Drive -North if extended easterly. It is the intention of this document to convey a right-of-way over a 50 foot by 515 foot rectangle adjoining on the east of the Park property conveyed above to the Town, lot 28 as shown on the Miller survey map referred to above, and the east end of Birchwood Drive - North. The above described premises are shown on a survey map entitled "Map of Parcel to be Conveyed by Rocco Lucente to Town of Ithaca at Salem and Birchwood Drives, Town of Ithaca, Tompkins County, New York," dated May 28, 1975, by T.G. Miller, P.C., Engineers and Surveyors, a copy of which is to be annexed hereto and made a part hereof. This conveyance is made for Park purposes.
