THAT TRACT OR PARCEL OF LAND, situate in the Town of Ithaca, County of
Tompkins and State of New York, bounded and described as follows:
BEGINNING at an iron pipe set in the northerly line of Burleigh Drive
marking the southwesterly corner of premises conveyed to Melzar T.
Richards and Jane M. Richards by deed recorded in the Tompkins County
Clerk's Office M8y 2, 1975 in Book 545 of Deeds at page 128; thence
running north 34 52' west and along the westerly line of said
Richards' parcel 160 feet to an iron pipe; thence continuing along the
same course 57.05 feet to an iron p6pe; thence running on a curve to
the right a chord angle of north 13 56' west 87.22 feet to a pi8e
(said distance on the curve being 89.32); thence running north 7 00'
east 389.97 feet to an iron pipe passing through a pipe at 29.87 feet,
129.97 feet, 229.97 feet; 329.97 feet; thence running nodrth 82 46'
40" west 60 feet to an iron pipe; thence running south 7 00' west
390.28 feet passing through iron pipes at 60 feet, at 170.28 feet, and
at 280.28 feet; thence running on a curve to the left (the gistance on
the curve being 133.15 feet),south a chord angle of south 13 56' east
a chord distance of 130.30 feet; thence running south 34° 52' east
216.60 feet
to an iron pipe set in the northerly line of Burleigh Drive, passing
through a pipe at 56.60 feet; thence running north 55° 20' east and
along the northerly line of Burleigh Drive 60 feet to the point or
place of beginning.
Reference is hereby made to a survey on which said premises are
shown as a portion of Lexington Drive, and being entitled "Plat of
Williamsburg Park Subdivision Section No. 5 Plan "C" Village of Cayuga
Heights & Town of Ithaca", filed in said Clerk's Office December 31, 1975.
It is intended hereby to convey and include in this conveyance any
and all water lines, sewer lines, drainage pipes, culverts or other
improvements of any kind in or under said parcel.

Being a portion of the/premises conveyed by Otto B. Schoenfeld to
Lagrand E. Chase Co., Inc. by deed recorded in the Tompkins County
Clerk's Office in Book 548 of Deeds at page 583.
This transfer is made subject to January 12, 1976 agreement betwee
Otto B. Schoenfeld and the Town of Ithaca.
Grantor includes all right, title and interest, if any, it may
have in and to the parcel 40' x 601, bounded on the north by Lot 154,
south by Lot 167, east by the above parcel, and west by a line 40'
west from and parallel to the west line of the above parcel, being the
"turn around parcel" conveyed by Otto B. Schoenfeld to the Town of
Ithaca by deed dated October 12, 1975.
