THAT TRACT OR PARCEL OF LAND, situate in the Town of Ithaca, County of
Tompkins and State of New York, more particularly shown on a survey ma
made by R.L. MacDowell, Jr. under date of December 2, 1975 and filed i
the Tompkins County Clerk's Office December 31, 1975, entitled "Plat o
Williamsburg Park Subdivision Section No. 5 Plan "C" Village of Cayuga
Heights & Town of Ithaca", said parcel being shown on said filed sur-
vey as a portion of a proposed highway shown as Lexington Drive and
being a rectangular parcel beginning at the southeasterly c$rner of Lo
#154 on said map, marked by a pipe, running thence north 82 46' 40"
west and along the northerly line of said Lexington Drive and the
southerly line of said Lot #154, a distance of 40 feet; thence running
South 70 00' west 60 feet to a point in the northerly line of Lot #167
as shown on said map, said point also being in the southerly line of
Lexington Drive; thence running south 820 46' 40" east and along the
southerly line of Lexington Drive and the northerly line of said Lot
#167 a distance of 40 feet to a pipe marking the northeasterly corner
of said Lot #167; thence running north 70 00' east 60 feet to the pipe
marking the point or place of beginning.
This conveyance is made to provide additional road area for Town
highway equipment at the northerly extremity of a portion of said
Lexington Drive being conveyed to the Town of Ithaca by deed recorded
concurrently herewith, it being the intention to convey the balance of
said Lexington Drive at some future date when construction thereof is
completed.
Being a p rtion of the same premises conveyed to Otto B. Schoenfelc
by deed of Emily F. Cornell Stagg dated December 11, 1948 and recorded
in said Clerk's Office December 29, 1948 in Book 316 of Deeds at page
410.
It is intended hereby to convey and include in this conveyance any
and all water lines, sewer lines, drainage pipes, culverts or other
improvements of any kind in or under said parcel.
