and assigns forever, all THAT TRACT OR PARCEL OF LAND situate in the Town
of Ithaca, County of Tompkins and State of New York, being shown as
parts of Pinewood Place, Salem Drive, now renamed and hereinafter
referred to as Birchwood Drive North and Sharonwood Drive, now renamed
and hereinafter referred to as Sycamore Drive, on a "Plan and Profile
for Sharonwood Drive and Pinewood Place Including Water and Sewer Mains
in Town of Ithaca--Tompkins-Co., N.Y., Northeast hater and Sewer
-Districts" dated April 1969 prepared by Thomas G. Miller, P. E. and
L. S. # 23896, which survey was filed in the Tompkins County Clerk's
Office on May 16, 1975 in envelope 47 and being more particularly bouni
and described as follows;
BEGINNING at a point in the east line of Pinewood Place
at the northwest -corner of Lot 76, being also the southwest corner of
Lot 77.as shown on said survey; thence north 7° 30' east 420 feet
along said east line of Pinewood Place and the extension thereof,
being also along the westerly line of Lots 77, 78, 79 and 80, to the
intersection of said line with the south line of Birchwood Drive North
extended westerly; thence south 82° 30' east 130.5 feet to a point in
the north line of Lot 80; thence north 7® 30' east 50 feet to a point
of intersection of the north line of Birchwood Drive North extended
easterly and the east line of Lot 28 extended southerly; thNencee north

to the Town of Ithaca; thence south 7° 30' west 50 feet along said por-
tion of Salem Drive previously conveyed to a point in the south line of
Salem Drive, said point being also the north line of Lot 20 shown on
said survey; thence south 82° 30' east 278.50 feet along the south line
of Birchwood Drive North, being also the north line of Lots 20, 29 and
30 as.shown on said survey, to the intersection of the southerly line
of Birchwood Drive North extended easterly and the westerly line of
Pinewood Place extended northerly; thence south 7° 30' west along the

being also the southerly line of Lots 36,35, 34,:33 and 32, to the
southwest corner of Lot 32; thence north 77° 18' west 110.4 feet along
the south line of Lot 31; thence north 82° 30' west 170 feet to the
east line of that portion of Salem Drive previously conveyed to the
Town of Ithaca; thence south along the east line of that portion of
or more.
Salem Drive previously conveyed 50 feet/to its'intersection with the
line of Sycamore Drive extended westerly to Salem Drive; thence
south 82° 30' east 175 feet along the south line of Sycamore Drive,
being also the north line of an unmarked lot and partially along Lot
# 37; thence south 77° 18' east 110.4 feet partialy along the north
line of Lots 103 and 105; thence south 82° 30' east 538.5 feet along
the south line of Sycamore Drive, being also the north line of Lots 38
39, 40, 41 and 42 to the intersection of the south line of Sycamore
Drive extended Last and the west line of Pinewood Place extended

north; thence south/70 feet along the west line of Pinewood Place,
being also the east line of dot 42, to a pipe in the north line of
that portion of Pinewood Place previously conveyed to the Town of
Ithaca; thence south 82° 30' east along said portion of said Pinewood

Being a part of the premises conveyed to the party of the
first part by Benn G. Morris by deed dated June 17, 1957 and r
on the same day in the Tompkins County Clerk's Office in Liber
397 of deeds at page 511.
This conveyance is made for highway purposes.
'there is also conveyedherewith (1) an easement 5 feet in
width adjoining the south line of Sycamore Drive, from the north -
to
west corner of Lot 37 on the above described survey/the southeast
corner of the intersection of Sycamore Drive with Pinewood Place,
(2) a similar easement 5 feet in width adjoining the west line of
Pinewood Place from the southeast corner of tot 42 on said survey
to the southwest corner of the intersection of Pinewood Place
with Sycamore Drive, (3) a similar easement 5 feet in width ad-
joining Pinewood Place on the west from the northwest corner of
the intersection of Sycamore Drive and Pinewood Place to the
southwest corner of the intersection of Birchwood Drive North and
adjoining Birchwood Drive North on the south
said Pinewood Place, (4) a similar easement 5 feet in width/from
the southwest corner of Birchwood Drive North and Pinewood Place
to the northwest corner of Lot 29 and (5) a similar easement 5
feet in width adjoining Birchwood Drive North on the south from
the southeast corner of the intersection of Birchwood Drive North
and Pinewood Place to the northeast corner of Lot 80 on said sur-
vey. Said easements shall be for the purpose of installing,
repairing, maintaining and replacing a sidewalk over said several
strips of land. No agreement on the part of the grantee to con-
struct said sidewalk is to be implied from the acceptance of this
deed by the grantee.
There is also conveyed herewith a temporary easement 5 fee
in width adjoining the above described permanent easement on the
property side thereof for the use during the period of construc-
tion of said sidewalk and to terminate upon the completion thereof

This conveyance is made subject to the following easements
insofar as they may affect the conveyed premises: Rocco P.
Lucente to Town of Ithaca, recorded in Liber 460 of Deeds at page
375; Rocco P. Lucente to New York State Electric & Gas Corpora-

improvement before using any part of the total of the same for any other purpose.
