Military Lot 94 in said Town, being more particularly shown on the
"Survey Map showing parcel to be conveyed by James S. Zifchock East
Shore Drive - NYS Route 34 at Burdick Hill Rold" made by Thomas G.
Miller, Engineer and Surveyor dated March 15, 1974, a copy of which is
being filed concurrently herewith in the Tompkins County Clerk's Offic ,

which parcel according to the aforesaid survey map is substantially
bounded and described as follows:
BEGINNING at the intersection of the South line of Militarp
94 with the centerline of the existing pavement of the Ithaca-Auburn l
State Highway (formerly known as Lake Road and now known as East Shore
Drive) at Estys, as shown on the aforesaid survey maps
1. Thence North 82. 20' West along the South line of Mili
c Lot 94 a distance of 1,224 feet, more or less, to the East line of the
right-of-way of the Auburn Branch of the Lehigh Valley Railroad (see
Deed from J. F. Burdick and wife to Cayuga Lake Railroad Company
dated April 25, 1872, two Lansing Deeds at Page 477), said course ainf

about 81 feet passing through an existing pipe, and said course pass
through existing pipes at distances, respectively, of 408 feet, 531
feet, 677 feet, 817 feet, 991 feet,

4. Continuing thence easterly and northeasterly 572 feet
along an old fence in the locust hedgerow to the pipe referred to abov

centerline of the existing pavement on the State Highway=
6. Thence southerly along the centerline of the said exist-
ing pavement 490 feet to the point of beginning.
TOGETHER WITH THE FOLLOWINGt
1. All the right, title and interest of the party in first
part in and to the land which lies northerly from the North line of this
_ above-described premises tci the centerline of the aforesaid creek
or brook=

first part in and to the lands lying westerly from the westerly line f/
premises as described above to the low water mark of the East Shore
of Cayuga Lake and including, without limiting the generality of the
foregoing, all the appurtenant rights reserved to the owner of the
above-described premises for a place on the West side of said lands of
the said railroad for a boathouse as described and reserved in the
aforesaid deed from Burdick to Cayuga Lake Railroad Company dated
April 25, 1872, recorded in Liber 2 of Lansing Deeds at Page 477, and
including all rights to the lands of the railroad whether characteriz

SUBJECT TO THE FOLLOWINGS

1. Existing and public rights within the boundary of the Sta e
Highway, including the rights gained by the state of New York.
2. The parcel of land described in the Notice of Appropriati n
recorded March 30, 1963, recorded in Book 443 of Deeds at Page 1107, .
the westerly line of which is as shown on the aforesaid survey map of
Thomas G. Miller. �s
3. Two easements granted by Ginsler to New York State Electric
i Gas Corporation, the first dated December 15, 1962, Book 443 of Deed
at Page 589, for an electric line running northerly along the westerly ,
side of the State Highway and the second dated March 27, 1964, Book 45
of Deeds at Page 651 for an electric line running westerly from the
State Highwayto the East shore of Cayuga Lake along the southerly s.

part of the above-described premises substantially as shown on the
aforesaid maps
4. The above-described premises are subject to a "water work
agreement" dated April 28, 1966, granted by Frederick J. and Mary B.
Ginsler to Lansing Water-Works Corporation recorded in Liber 466 of
Deeds at Page 982 and assigned to the Town of Lansing by instrument
dated February 17, 1967 and recorded in Book 467 of Deeds at Page 565.
This conveyance is made subject to the several easements and rights §
which were granted to the Lansing Water-Works Corporation by the
aforesaid instrument. The party of the first part hereby conveys to
the party of the second part all the rights, reversions and benefits
. which the party of the first part has under the said agreement.
