CCounty, New York, and being a part of Military Lot 97 in said town, CONSISTING OF

bounded and described as follows:
PARCEL N0. ONE
Beginning in the southerlyjine of Juniper Drive (title to which was
conveyed to the Town of Ithaca by deed dated April 21, 1967) at a point which is
329.52 feet easterly from its intersection with the northeast line of Coddington
Road; running thence S 230 59' 26" E, 251.86 feet to a point; running thence on ar
curve to the left on a radius of 150 feet, a distance of 174.00 feet to a point;
running thence East 104.06 feet to a point in the west line of Pine View Terrace
(See Parcel No. Two hereafter) (the aforesaid three courses constituting the
westerly, southwesterly and southerly line of Hickory Place); rupning thence North
along the westerly line of Pine View Terrace 50 feet to a point; running thence
West, northwest and northerly along the north, northeasterly and easterly line of
Hickory'Place and fifty feet distant from and parallel with the first three courses
the following three courses: West, 104.06 feet,`thence on a curve to the right on
a radius of 100 feet, a distance of 115.20 feet to a point, thence N 230 59' 26" W,
231.24 feet to the southerly line of Juniper Drive; running thence westerly
(approximately N 89' 55' 05" W) along the south line of Juniper Drive, 54.05'feet
to the place of beginning.
Parcel No. One comprises the public road known as "Hickory Place"'.
PARCEL NO. TWO
y ' Beginning in the southerly line of Juniper Drive at a point which is

Road; running thence South a distance of 620.38 feet to the northerly line of a
120 foot circular cul-de-sac; running thence on a curve to the left around said
circular cul-de-sac having a radius of 60,Peet, a distanci of 325.56 feet to a

point opposite the last mentioned point and 50 feet easterly therefrom; running
thence northerly along the easterly line of Pine View Terrace and fifty feet
easterly from and parallel with the first mentioned course, a distance of 621.73
feet to the southerly line of Juniper Drive; running thence westerly (approximate-
ly N 890 55' 05" W) along the southerly line of Juniper Drive, 50.01 feet to the
place of beginning.
Parcel No. Two comprises the public highway known as "Pine View
errace".
This conveyance is SUMECT to easements for gas and electric lines,
insofar as they affect the conveyed premises, given by Russell R. Savey to the
New York State Electric &Gas Corporation by easements (1) dated August 14, 1964,
and recorded in the Tompkins County Clerk's Office October 15, 1964, in Liber
453 of Deeds at Page 624, and (2) dated October 8, 1964, and recorded in said
Clerk's Office on October 28, 1964, in Liber 453 of Deeds at Page 859, and ease-
ment for communication line given to the New York Telephone Company by instrument
dated April 18, 1967, and recorded in said Clerk's Office April 19, 1967, in
Liber 468 of Deeds at Page 171.
The conveyed premises are a part of the premises conveyed to the
, Grantor by deed of Russell R. Sevey dated July 232 1965, and recorded in said
Clerk's Office in Liber 457 of Deeds at Page 897.
= For a more particular description of the conveyed premises reference
is made to a Plat Map entitled "Section No. I, Russell Heights Subdivision, Town of
Ithaca, Tompkins County" for Savey Construction Company, Inc., made by R.L.
McDowell., L.L.S., under date of April 1, 1967, approved by the Town of Ithaca ;,
p._anning Commission and the Tompkins County Health Department on December 26, 1967, `
a copy of which was filed in the Tompkins County Clerk's Office on December 27,
1967 in Drawer F, on which said map, the conveyed premises are referred to as

FIRST. That the Grantees shall quietly enjoy the said premises.
SECOND. That the Grantor will forever WARRANT the title to said premises.
THIRD.That,in compliance with Section 13 of the Lien Law, the Grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust
= fund to be applied first for the purpose of paying the cart of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of �
the same for any other purpose.
