o ALL THAT TRACT OR PARCEL OF LAND situate in the Town of Ithaca, Tompkins
County, New York, and being a part of Military Lot No. 40 in said Town, more
particularly bounded and described as follows:
BEGINNING at an iron pipe set in the north line of the Indian Creek Road
at a point 25.01 feet north of the southeast corner of the premises conveyed to
the Grantors by deed of Harold Paulson and wife, dated July 15, 1965, recorded in
the Tompkins County Clerk's Office on July 27, 1965 in Liber 457 of Deeds at Page
` 911, which said point of beginning is also 205.67 feet west from the east boundary
of the former Eggleston premises (275/367); running thence south on the continuation
of the east line of the Grantors' premises, 25.01 feet to said southeast corner in
the center of Indian Creek Road; running thence N 880 36' W along the center line
of Indian Creek Road, 103.59 feet to a point opposite an Iron+pipe; running thence
N 0° 19' E, 25.01 feet to said last mentioned pipe; running thence S 88° 36' E,
along the north street line, 103.59 feet to the point of beginning; being the
southerly25.01 feet of the premises so conveyed to the Grantors by deed of Paulson
(457/911therein described as Lot 6 of the Grover Eggleston Lots. A

made.to a "Plat of Proposed Development of Lands Owned by Carl L. & Lillian I.
Mann" made by R. L. MacDowell, Jr., L.L.S., dated August 8, 1967, a copy of which
is being concurrently filed.in the Tompkins County Clerk's Office.
SUBJECT to the existing and public rights in the conveyed premises
comprising the highway known as Indian Creek Road and all rights of way for utility
services of record.
This conveyance is for ROAD PURPOSES ONLY. r

fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of
