feet north along said center line from its intersection with the center

85 on said map); thence north along the center line of Troy Road 125
feet; thence west 200 feet, said course at 25 feet passing .through an
iron pipe in the west line- of. Troy Road.and said course making an angle j
of 900 with the west line of Troy Road'; thence south parallel to the.
center line of Troy Road 125 feet; thence east, at a- 90* angle to the
last course, 200 feet to the point or place of beginning, said course
At 175 feet passing through the west line of Troy Road, and said course
being parallel to the northerly line of this parcel. '
SUBJECT to the following:
1. Existing and public rights in and to that portion of the. above
described premises lying within the boundaries of the highway.

2. An easement granted by William H. Hornbrook to New York State
Electric & Gas Corporation, dated January 14, 1954, recorded in Liber
366 of Deeds at page 106,__for the erection and maintenance of a pole
line.
Being a portion of the premises described in the deed from John B.
Troy .to William Hornbrook, dated;August 6,� 1931, recorded in Liber 226' of Deeds at page 286. William H.. Hornbrook died intestate May 4, 1962,
leaving as his only heirs at law and next of kin Francis Hornbrook,
the grantor herein, Kathleen Meldrum and Edith Barber, the only child-
ren of said William H. Hornbrook. Title to the said premises was
vested solely in Francis Hornbrook by Kathleen Meldrum and Edith Barba
by deed dated September 29, 1962, recorded in Liber'442_of Deeds at
