south 109 581 50" west, 20.03 feet along the westerly line of said Howell ,
premises to an existing iron pipe in the north line of the above referred
to premises of- Clyde L: Chase, said point'also being the southwesterly
corner of said Howell premises; thence north 820 201 west along the north
litre of said Clyde L. Chase .premises.62.86 .feet to an.iron stake at the
northwesterly corner of said Chase, premises; thence southerly along•the
t west line of said Clyde L. Chase premises being ,south 20 9' west 100

Crandall, C." E., dated June 1, 193, and ,filed on July 14, 1953 in the
.` Tompkins County Clerk's Office (Book F-4, page 57).
The grantor also conveys the small strip or gore of land, if any,
which may lie between the southerly line of the premises as described
above and the Town line between the Town of Ithaca and the Town of Danby,
i' and bounded ori the west by the westerly course (123 feet) projected to
the south to said Town line and bounded on the east by the easterly coursq..

Being' a part of the premises described in a deed to Lagrand E.
Chase and Nellie F. Chase recorded-in the Tompkins County Clerk's Office t
in Liber 310 of Deeds at page 527. Said'Lagrand E. Chase died December 1
24 1953 leaving Nellie F. Chase, his wife as the .sole surviving owner.
Said Relfie F. Chase died testate. May 169 1467, and- letters testamentary
were duly issued to Lagrand' E. Chase, Jr., the grantor herein.
`. The following easements are reserved for the benefit of thatportion
of the remaining lands of said Nellie F. Chase described in the aforesaid
deed which lie northerly and westerly from the above described parcel:
} 1. The right to enter upon the strip of land constituting
the northerly 20 feet of the above described parcel for the purpose of
constructing
,maintaining and repairing and replacing a water line or
lines to connect the said remaining .lands of Nellie F. Chase with the
water,mains which the Town of

2. The right to lay a sewer main to connect the.said re-
maining lands of Nellie F. Chase with any sewer main which may be
constructed on Ridgecrest Road and to construct, maintain repair or replac

erly portion of said Howell premises.
30 No work shall be constructed without first obtaining the
written permission of the Town Board of the Town of Ithaca,or its duly
r` authorized agent, and all such pipes shall be laid and the connections
made within the easement area above described only at such places as the
k, .,Town Board or its duly authorized agent shall direct and all construction
and connections shall be made pursuant to the requirements and regulations
' . ' of the Town of Ithaca and any municipality with which the Town of Ithaca
has contracted for the purpose of furnishing water or providing sewer
treatment service.
} 4. All such work shall be performed at no expense to the
Town of Ithaca and shall be performed in a good and workmanlike manner.
After any such work is performed,, the premises shall be restored to the
same coditio.n as'they were'prior to any such work as nearly as can be
:} done. he owner of said remaining lands of Nellie F. Chase shall be
liable for any damages done to the grantee's premises.or.to any of the
5 . sewer and water facilities or equipment thereon and hereby agrees to save .
�R and hold harmless the said Town of Ithaca from any and all damages,expense.;,

being done or because of any failure on the part of the owner of said
