JONATHAN CAVANAGH MEIGS, as Executor of the Last Will and Testament of
Marcia Brown Meigs, a/k/a Marcia B. Meigs, deceased, residing at 235 Culver Road,
Ithaca,NY 14850,
party of the first part, and
THE TOWN of ITHACA, an incorporated municipal subdivision of the State of New
York, with offices at 215 North Tioga Street, Ithaca, NY 14850,
party of the second part,
Witnesseth that the party of the first part, by virtue of the power and authority given in and by
the Last Will and Testament of Marcia Brown Meigs, does hereby grant and release unto the party of the
second part, its survivors, heirs, distributees or successors and assigns forever,
ALL THAT TRACT OR PARCEL OF LAND situate in the Town of Ithaca, County of Tompkins,
State of New York, and more particularly bounded and described in Schedule A, attached hereto.
SEE SCHEDULE A ATTACHED
TOGETHER WITH the appurtenances,and also the estate which the said decedent had at the time
of her decease in said premises,and also the estate therein which the party of the first part has or has power
to convey or dispose of, whether individually or by virtue of said Will or otherwise.
TO HAVEAND TO HOLD the premises herein granted unto the party of the second part, its heirs,
distributees, executors, administrators, successors and assigns forever.
AND said party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.

ALL THAT TRACT OR PARCEL OF LAND situate in the Town of Ithaca, County of Tompkins,State of New
York,being a part of Great Lot No. 80 (also known as Military Lot 80),bounded and described as follows:
BEGINNING at a point on the boundary line demarking the boundaries of Military Lots 80 and 81 in the
centerline of Bostwick Road, located 1,366.98±' northwesterly along the centerline of said Bostwick Road from
the intersection of the present centerlines of said Bostwick Road and Seven Mile Drive; and thence proceeding
North 07° 55' 28" East a distance of 971.87' to a to a calculated point in the centerline of a creek located 8.3'
southeasterly from a pipe, said course being also along the boundary line between said Military Lots 80 and 81
and passing through a set iron pin with cap at 34.12' and a found iron pin at 720.18', said course also being
located for the first 720±' of its initial length upon a fence and hedgerow line, all as shown upon a survey

Northwesterly a distance of 1,175±' along the centerline of a creek as it bends and winds to a calculated point
in the centerline of such creek, said point being located 48.62' southerly of a found iron pin depicted in the
Survey Map (which pin is tied by monuments to Culver Road upon such Survey Map), said boundary line
being also measured from point to point by a traverse line having a chord bearing North 51° 29' 32" West,

Said boundary being also a northerly property line of lands now or formerly of Rolfe (R.O. 502/16 and
461/765), Eddlestone (R.O. 662/1135), Garcia (R.O. 677/324), Hubble (R.O. 451/832), and said lands of Pearce
(R.O.816/281), respectively; and thence proceeding
South 08° 08' 22" West a distance of 523.67' to a calculated point in the centerline of said Bostwick Road,
passing through found iron pins at 56.59' and 497.09', said boundary line being also located upon fence and

now or formerly of Steenhuis (R.O. 707/352) and being located 600±' northwesterly along the centerline of
said Bostwick Road from the intersection of the present centerlines of said Bostwick Road and Seven Mile
Drive and thence proceeding
Northwesterly along the centerline of said Bostwick Road a distance of 129.5±' to a calculated point in the
centerline of said Bostwick Road, said course being also measured from point to point by a chord bearing
North 48°01' 22" West,with a chord distance of 129.28'; and thence continuing

of said Culver Road from the intersection of the present centerlines of said Culver Road and Bostwick Road;
and thence proceeding
South 23° 49' 05" West a distance of 581.92' to a found iron pin demarking the southwesterly corner of said
lands of Steenhuis (R.O. 547274-001); and thence proceeding
North 60° 16' 59" West a distance of 412.30' to a found iron pin, said course being along a northerly boundary
of lands now or formerly of Steenhuis (707/352);and thence proceeding

AND IT IS NOTED THAT Marcia Brown Meigs, a/k/a Marcia B. Meigs, died testate on March 14, 2015,
naming her husband, Jonathan Cavanagh Meigs Executor of her Estate. Letters Testamentary were issued by
the Tompkins County Surrogate's Court on June 23, 2015. Said Letters remain in full force and effect.
