RE: Development Application Subject to Conservation Board Review.
Enclosed for review by the Conservation Board, per the requirements of Local Law No.4 of
1993, are materials for the following application before the Town of Ithaca Planning Board:
Project No.: 9710256. Big Al's Hilltop Quikstop, Danby Road
Description: Consideration of a Sketch Plan for the proposed reconstruction of Big Al's Hilltop
Quikstop, to include demolition of the existing fuel pump island and convenience
store and construction of new fuel pump islands with canopy and a +/- 3,330 square
foot convenience store (with a possible future Phase 2 addition of +/- 1,125 square
feet), new curbing and entrances, new parking areas, and replacement of the existing
post sign, located at 1103 Danby Road (Route 96B), Tax Parcel No's. 43-2-1 and
43-2-2, totalling +/- 1.54 acres. Also proposed is the resubdivision of the two
existing parcels into two new lots, approximately 49,075 +/- square feet and 17,820
+/- square feet respectively. Business District "C". 3 -Corners, Inc.,
Owner/Applicant; Mickey Herzing, Agent.
The action referenced above is tentatively scheduled for Planning Board consideration at their
October 21. 1997 meeting for sketch plan review. The Planning Board will require the
submission of an Environmental Assessment Form at a later date.

Enclosed are 25 copies of our sketch plan for your department
and the board. Below is a list of some considerations that
we need to make regarding our project on Danby Rd.
-water line
-sewer line
-access for tanker truck
-future phase II would be picnic area until construction
-phase II we would prefer to be around 1600 sq. ft.
-kero pump would be on island under canopy
-dumpster would be in the fenced area behind building -as
diagramed there are 18 parking places, we would like
to have more, preferably a staging area behind the store
(I have enclosed a another sketch to best explain what I
am referring to).
John, after you have had a chance to review this give me a
call so that we can discuss these and other items we should
consider.

BIG AL'S HILLTOP QUIKSTOP
PROJECT DESCRIPTION
The project will be of the Raze and re -build sort.
A small white house that sits behind the current business
will be dismantled, and the new store will be built in the
same vicinity.
Building construction will take place without
interupting the day to day operation of our current location.
Upon completion of the new building, the old building will be
dismantled. The only fixtures remaining in place will be the
fuel tanks. All other fixtures: pumps, canopy, etc. will be
removed and new will be installed in the new location.
The business itself will not close, with the exception
of our gas service. Our gas service will be closed approx.
1-14 days.
By re -building our structure we will be cleaning up more
than just our appearance. Numerous traffic safety issues
will be put to rest. Due to our rapid growth along with that
of South Hill's, having approved NYS DOT curb cuts, traffic"
flow will be much more defined, which will create a safer
environment for both the consumer and employee.
