TOWN OF ITHACA
ZONING BOARD OF APPEALS MINUTES
MARCH 219 1967
A regular meeting of the Town of Ithaca Zoning Board of
_ Appeals was held at the Town Offices , 108 East Green Street ,
Ithaca , New York at 7 : 30 P . M . on Tuesday , March 21 , 1967 .
Members of the Board present : Robert Powers , Loran Marion ,
C . A . Tilton , and Zoning Officer Andy Soyring .
Others present : Mr . Manos , Robert M . Chase , Wallace Sarsfield ,
Charles Mandeville , Esther Martin , Maurice Marion and Mary
Zichettella .
MANOS - THE GABLES
Acting Chairman Robert Powers called the meeting to order
at 7 : 30 P . M . Mr . Manos brought his required plans for the
interior layout of " The Gables " along with exterior parking
and entrance and exit drives . A more detailed site plan for
the complete outside area was requested before any action
will be taken .
ROBERT M . CHASE - 105 HONNESS LANE
Robert M . Chase appealed to the Board to add on to an existing
dwelling on an odd - shaped lot . This addition leaves him
10 feet short on the rear line and 10 feet short on the side
line also . After all facts were presented , the Board retired
for 10 minutes and reconvened with a decision . Upon motion
by Mr . Marion , seconded bT Mr . Tilton and carried by unanimous
vote , a variance was granted to Mr . Chase for the following
reasons : 1 ) this granting is in keeping with the spirit and
purpose of the Zoning Ordinance ; 2 ) the proposed design conforms
with the balance of the neighborhood homes .
MACHINIST LODGE - 1607 - 638 ELMIRA ROAD
Machinist Lodge #1607 appealed to the Board for special
approval on side lot lines . Two letters were presented in
support of granting this approval . Special approval is
granted with the following stipulations : 1 ) at no time will
a bar be included in this Lodge ; 2 ) no parking lot shall be
in the front of the building ; 3 ) the 100 foot setback from
the road shall be complied with ; 4 ) a non- flashing sign no
larger tham 32 square feet may be placed ; 5 ) all applicable
sections of Article VII of the Ordinance will be adhered to .

A variance on side yard requirements is also granted on the
finding of fact of hardship on the Lodge ' s part in having
such a difficult time finding a suitable location . No
persons appeared in opposition to the foregoing .
WALLACE SARSFIELD - 1458 SLATERVILLE ROAD
Wallace Sarsfield appealed to the Board for the extension
of a non- conforming use . Area residents present were Charles
Mandeville , Esther Martin , Maurice Marion and AZary Zichettella .
After a 20 minute recess , a decision was reached to withhold
any decision on this matter until the April 18 meeting .
This meeting was adjourned at 10 : 30 P . M .
