ZONING BOAARD OF APPEALS
MAY 11 , 1964
A meeting of the Town of Ithaca Zoning Board of
Appeals was held at . the Highw4y Building on Monday May 11 ,
1964 .
Members of the Board present were : Chairman
David Powers , Robert Powers , . C . A . Tilton and Zoning Officer
Robert J . Wells .
Also present were : Mr . and Mrs . E . Graf , Mr .
Steinberg , Vincent Giordano , and A . Zeipe .
The meeting was called to order at 7 : 50 P . M . by
Chairman Powers .
The Zoning Officer read the application , the appeal
and the . proof of publication .
FIRST CASEji � The appeal is from denial of permission to
ex en a welling , located at 226 Coddington Road , to the .
front approximately 6 feet and to the rear approximately
12 feet , with no change in present side yard dimensions .
The house was located years ago on a 60 foot lot . It has
city water , is in an R-9 zone which calls for 85 foot .
frontage and the denial was based on Article X11 , Section
54 , ( non conforming use ) , inadequate frontage . The appeal
stated that the house comprises of only 700 square feet
and is to small for present occupancy . The lot is 206
feet deep , however , and the total area of the lot exceeds
the minimum lot requirement by 3360 square feet.
There being only one neighbor from the area
present , and his statement being in favor of the contem-
plated ' construction , the following resolution was introd -
uced .by Robert Powers , seconded by C . A . Tilton and
adopted by unanimous vote :
" I move that the requested variance to extend the dwelling ,
located at 226 Coddington Road , be granted , in consideration
of the following factors :
1 . Lot size is over that required for the area .
2 . 50 and 60 foot lots are the rule , rather than
the exception , in this particular area .
3. . Hardship has been shown to exist in that the
house is of inadequate size to accomodate the present
owners family .
4 . Tie extension of this house would in no way
vary the character of the neighborhood , or be detrimental
to the area and would bs:�msin harmony with the intent and
purpose. of the Zoning Ordinance . '.'
The meeting was adjourned at 8 : 30 P . M .
