Arthur Rosten , Applicant , Charles Collins , Sr . , Applicant . The meeting of the Zoning Board of Appeals of the . Town of Ithaca was held on February 25 , 1960 at 5 : 15 P . M . in the Tompkins County Court House in the City of Ithaca . Members present were :" William Rolston , chairman ; Robert Powers ; and Constance E . Cook , secretary . Others present were : Arthur Rosten , applicant , Supervisor Boynton ; and Zoning Officer Robert J , Wells . The purpose of the meeting was to consider the ap - plication of Mr . Arthur Rosten , owner of the Wonderland Motel on the Elmira Road for special approval of the extension of non - conforming use pursuant to Section 21 ( 7 ) of the zoning ordinance . Mr . Rosten explained that he wished to build an additional room at the rear of the present buildings to be used for storage space and also for a lounge with television . The room might also be used for meetings and conferences . After discussion and after considering the pro . motion of . the health , safety , morals or general welfare of the community in harmony with the purpose of the ordinance , the following resolution was made and seconded . WHEREAS , the applicant needs the space and it will be placed in back of the existing buildings so that it cannot be seen ; and indoor storage of summer furniture will be pro - vided if the extension is granted ; and WHEREAS , no objections have been expressed to the Board . and there are other motels in the area and neighboring persons and property will not be adversely affected , and WHEREAS , the additional facilities will serve the community by providing better appearance for storage of pro - perty and additional facilities for travelers; and WHEREAS , the Town plan shows that this section should be a business district instead of residential and such extension would be in conformity with the plan ; and 108 WHEREAS , the extension applied for is in general accord with the spirit of the ordinance and the public health , safety and welfare will be served and substantial justice will be done if special approval be granted ; be it RESOLVED , that the extension applied for be and is hereby granted . The second case before the Board was the application of Charles A . Collins , Sr . of 1305 Hanshaw Road for an extension of non- conforming use pursuant to Section 21 ( 7 ) . Mr . Collins explained that he wished to erect a building to be used to house and repair trucks in a resi - dential ,zone, . He now has a barn 30 ' x 501 , which he wishes to replace with a larger building approximately 100 ' x 301 . The new building will hold three or four trucks . At present , the applicant keeps some animals in the barn . If he builds . the larger garage , he will no longer keep animals . After discussion , it was decided to postpone the hearing until March 31 , 1960 , to allow the board and persons living in the area an opportunity to become more familiar with the application .
