PLANMING BOARD MINUTES
JULY 265 1967
A Special Meeting of the Town. of Ithaca. Planning Board was held at the
Town Offices , 108 East Green Street , Ithaca , New York , on Wednesday ,
July 262 1967 at 7 : 30 P . M .
Members of the Board present * Chairman Noel Desch , Walter Schwan , Robert
Scannell , John Vasse , Zoning Officer Andy Soyring and Secretary Chary ]. S ,
Beninati ,
Others present : Anton Egner , E � Mankows1ki , Richard Archibald , Mr . and'
Mrs . John R . Carpenter , Air . and Mrs . Robert tie Garcia , and Enos A , Pyle ,
Esq .
MANCINI REALTY COMPANY EL,MIR.A ROAD 95 ACRES
Mr . Egner presented the plans for the development of the Mancini property
on the Elmira Road , adjacent to Dodd Nursing Home , consisting of about 96
acreso Due to the Flood Control project , Mr . MancaFai is rt� quired to ove
out of his present location by the pend of September ., and , therefore ., time
is essential with respect to the plans for his new location on -Ehe. Elsarra
Road , presently zoned Light Industrial and R30 .
�1 The depth of the present Tight Industrial Zona in this area is 800 feet ,
more or less , from the center of the highway , Mancini proposed to develop
the entire light industrial. zone , the. Mancini buildings be :i. ng the first
built , with future development for other buildings , the land for which will
be leased .
The first stage of development as presentees by M ^ . Egner , will provide
for one interior road , with tato exits on the Eli-Ara Road . Mr , Manciniis now in the. process of a �aui :ring additional land , howe =.ter , which will
permit . another :road coming into Five Mile Drives
Mr . Egner requested the Planning Board to ascertain whet- her rezoning or
a variance is required on the rear property line for a proper J �af fey^ zone .
Mro Egner ' s final plan will be submitted at a public hearing; at the
August 8 meeting of the Planning Board at which time he will. then ask
approval of samea Mr . Egner also pointed out that there will be a 60 � foot
buffer zone between the Mancini development and the riodd Nursing Home ,,
EASTWOOD OF ITHACA
The public hearing originally scheduled on Eastwood of Ithaca development
was postponed due to lack of quorum .
