The minutes of the December 14 1964 meetiig were approved
as mailed
LORAN MARION RESIGNATION . Noti. fidation of the resignation

of regret , and thanks for his many years of faithful and
outstanding service to the Tov+no The Zoning Officer was
directed to dispatch a letter indicating the same to Mrs
nari. on6, In the matter of a replacement for Mr . Marion on
the Board , the name of Dr „ Fred Mitchell was suggested .
Nr -.. Wiggins and 14ru Phillipa , in view of the short notice
received , requested moretime in which to consider possibil �
itics for this post .
PAPSS s Chairman Vasse presented the Board with copies of

In further general discussion regarding the prosent and
future needs of the Town for recreation.a.l facilities in
-this and other sections of the Tovniv the Board noted that
the Regional_ Hoard Report; g as accepted t indicates several
aseasq besides the northeast , in which a present need
exists , and inlight of thi. so directed the Zoning Officer

interested in obtaining information as to lands in the Town

CORN ELL PLANNING : Pima Liguori inf o= ed the Board that

meeting . or. Januax7 18t regarding their long range planning
program in this area , previously announced , and that members
of this Board tri. ll be invited to attend along with other
interested officials and groups in the communityr Appreciation
of and for this decision on the part of Cornell University
was expressed by the Board and the invitations will be
accepted
SOUTHIMULa Chairman Vasse opened diocussion on the proposed
to 'ham development plan by M. Jack Herman , and presented
a copy of a letter directed to the Town. Board requesting
re �zonxng of the proposed area in * a manner which would
allow .its dev'elopmen t 4 according . to a general plan entitled
" South Hill Development " . sheet K~1 and dated September ,
1964 , also submitted
After considerable discussion , and after noting that no
• answer -Las been received to date from Attorney Biayocous
F•egardi.ng legal questions on the subject; requested by previous
lettert the Board directed the Zoning Officer to determine
more specific detail regarding the ttio areas labeled as
" Residentiall, and showing what are probably 1. v amity houoes
on said General Site Plan. . ( So done , by phone with R . J .
Hines , Attorney , since , His advise being that these two
meas wi ll be used for family homes and sold , land and
improvements bo#& , . ) etre - dines was also requested to furnish
a deed description of the proposed total area for use by the
Trou, i for advertising and re• zoning purposes . )
IM a mation by �Ary Phillips , seconded by Mrs Waring and
adopted by u ami.mous votb9 the Planning Board recommends
that the Town Board rezone the proposed area shown on the
aforesaid " General Plan " in the following; mannere

southutest corner of the area labeled " Proposed Motor Inn . "

the use thereof to fall within the uses specified under
subsections 13 and 14 of Section 34 of the Zoning

Ordinance . ( Motel and Restaurant )
The general theory employed by the Board in deciding the
Legal question of multiple uses within a plot of land , ' such
as this , was that a lesser use , ie . 1®family homes , within
an area zoned for a higher use , ie : multiple family , would
be a peamitted useo On the other hand , a commercial ( higher ) .
use , fes motel restaurant , within an area zoned for lower
use . ie : multiple-residence , would not be permitted and
should be zoned separately , or be considered as a variance
to the Ordinance * In this latter instance qualified separate
re - zoning was considered to be the more feasible .
SUBDIVISION ORDINANCE : The Ordinance Committee was not ready ,
ai tt is Zwe , opresent a report , as requested , on proposing
ammendments to the SubwDivision Ordinance The Secretary
was directed to obtain a copy of the latest New Fork State
publication dealing with subdivisions and ordinances
thereof for use of the Board in up- dating and improving
our Ordinance .
Mr . Phillips requested that the Town Board spell out in
greater detail what they had in mind when they requested
this Board to review the Ordinances Also , this Board has
not received a report from the Town Engineer .regarding
proposed changes . It was suggested that this be followed
up by the Zoning Officer as socn as the Town Board appoints
a. new Town Engineer ,,
There being no other business , the meeting was adjourned
