McGuire , Mr . Casey , Mro J . Schickle , Pyr . N . ScY�ickle9 Mr . T . Miller . The meeting was called to order at 7 : 50 P . I1 . The minutes of the previous meeting were approved , Mr . K . McGuire presented a map of his holdings on Elmira Road now zoned Residential and requested rezoning to Business . This area is now operated as a non— conforming business in a Resi — dential zone . He has beer., unable to sell for residence use , but could sell for business use , He desires to sell to enable development of his property across the road now zoned business , it being larger and more adapted to his particular type busi � ness . Mr . McGuire was told by the Board "to proceed in securing a buyer for this property and in turn to bring this buyer to this Board with a proposed site plan of his expected use , for approval and re - zoning if feasible . Mr . T . Miller dnd Mrs . Wolfe presented ;yaps to the Board and requested final approval of the Wolfe Sub �Division . A motion was made by Marion , seconded by : liggins , and carried to call a public hearing for 7 : 30 P . M . , June 22 , 1961 , to consider final approval of the 1.41olfe Sub - Division , as shown on maps dated Muy 4 , 1961 . Such approval pending results of public hearing and .receipt of balance of required statements and/or certifications as required by Sub �Division regul .tions of the Town of Ithaca , Mr . J . Schickle presented maps of Schickle Sub � Division and requested final approval of this Sub �Division , as shown on maps dated June 61 1961 . A motion_ was made by Marion , seconded by Wiggins , and carried to call a public hearing for 8 : 00 P . M . , June 22 , 1961 , to consider final approval of the Schickle Sub Division , as shown on maps dated June 6 , 1961 , This approval is subject to variance being granted on lot sizes and the re ® sults of, the public hearing and receipt of balance of required statements and/or certifications as required by the Sub- Di ion regulations of the Town of Ithaca . Mr , Phillips reported on a meeting with Mr . Liberman , about the : ast Shore Drive proposed Marina Development , at which possible answers to previous Board questions were aired , . q 6/8/61 Planning Board Minutes ( cont ) Page 20 The Business " E " zone proposal was also discussed . Mr ., Liguori requested individual opinions of the Board mem- bers on the, whole . problem as it has arisen for this area , The Board generally was not opposed , in principle , to the proposal and decided not to oppose at the public hearing to be held by the State Land Commission , but , there are several questions which definitely must be resolved prior to any approval being given on the matter by this Boarde i . e * the need for the use # best use of the land , highway hazards ; our limitations on con— trol , partial zoning; as against our present site plan setmupb and limitation of. Board approval or limitation of actual con— struction . There also seemed to be some doubt as to the quality of the project which might be expected , based on past performance in this area . It was felt that an excellent engineer is needed on the project . A motion was made by Wiggins , seconded by Phillips , and car® Tied to have the secretary write the Town Board advising why the uses of Business " A " zone were proposed by this Board to be added to the proposed uses of the Business " E " zone , in f}irr.� . being; considered by the Town Board before adoption of same . Supervisor Boynton explained the proposed amendment to the Zoning Ordinance as proposed and advertised by the Town Board . 1 ) Section 59 Trailers . Eliminate -Jhe word " permanent . " 2 ) Clarification of bounds of multiple residence district lying between Pleasant Grove Road and Marren Road , Make line 3008 west of Warren Road . A motion was made by Wiggins , seconded by Marion , and carried concerning Irl proposed amendment above ° delete thu word " permanent " and add after " occupancy " , " within the Town . " Concerning #2 proposed amendment above , it was noted that since it was the intent -to exclude existing Residential lots from the Multiple Residence District , it is suggested that the limits of the University property be used as a line to de ® termine this zone . Since the error was as a result of the printing of the map , its correction should be accomplished on future printings of this map . 6/8/61 Planning Board Minutes ( cont ) Page 3 , 0 It is the suggestion of the Planning Board , made with due respect to the Tows. Board , that in the future the Planning Board be advised and requested to report , on proposals of interest to it , prior to these proposals being submitted for public hearing and/or adoption . It is also suggested that proposals . forwarded by the Planning Board to the Town Board , if not acceptable to the Town Board or the public , be returned to the Planning Board for further study and/or action prior to their being submitted for public hearing and/or adoption , in a revised forme The meeting was adjourned at 10e55 PsM , Respectfully submitted , Re J . 11,t1el1. s , Secretarye
