MINUTES OF PLANNING BOARD
r MAY 6e 1959
Presents Chairman Watson , Hurst , Liguori , Marion , Saunders , also
Parsons and Boynton .
The meetingswas held at . the Town Barns at 8 : 00 p , mo The minutes of
the April meeting were approved ,
1 , A report of the study of undevelo ed land of the Northeast sect@
ion of the Town of Ithaca was given by K , C . Parsons . The ' and in=
cludes the undeveloped holdings of Schoenfeld , Underwood , Heasley and
Smith . The problem of working with the rigid pattern of the Village
of Cayuga Heights was recognized and all planning work began at the
Village boundry , The problems of lot size were discussed as well as
walk ways , drainage easements , curbs , site for a future elementary
school and the zoning of the area , Chairman Watson is to call a meet
ing of those persons interested in the area for coordination of as
much of the development as possible ,
A petition from residents who reside in an area roughly comparable
to the Hanshaw Road sewer district was read to -the board . It asked
for stabilization of the area as it now exists with lots maintained
at 100 ft , by 150 ft , as minimum size and no further commercial devel �
opment in the general area . A committee of Hurst , Vasse and Phillips'
was appointed to investigate the revision of the Zoning Ordinance
with recommendations for - possible lot sizes ,
2 . It was reported that Philip Allen proposed to build a house on his
property on Five Mile Drive , The area in which he proposes to build
is not in the Light Industrial area , and the house and greenhouse he
proposes to build will not disturb access to the Light Industrial area ,
The proposed access road will remlocate further to the south than the
original proposals andthis will make ft miss a pond and hill upon.

3 . A letter from Norbert Schickel was read , Mr , Liguori reported that
public water for the area is esirable , that septic tanks are not ae ®
ceptable and that four homes would be the maximum allowed under the
sanitary code ,
The letter from Mr . Schickel pointed out that there is an inconm
istenc in the specifications of the Planning Board and the Highway
uperin� endent and that he had proceeded with his planning on the
basis of information which is not correct . The following resolution
was moved by Liguori and seconded by Saunders .
In view of the conflict of subdivision regulations of the
Planning Board of the Town. of Ithaca and specifications
from the Highway Superintendent , the Planning Board will
grant a variance from the required sixty feet width of
road to fifty feet for the interior roads , excepting the

Danby Road ( Mall Farm ) , The granting of the variance on

RESOLVED , that the Town Planning Board cons .J_ ders the .rea
alignment of Triphammer Road and its connection with
Warren Road to be , a plan which will aid the welfare of
the area . The Planning Board of the Town of Ithaca will

information to home owners concerning the work of the Regional_ Planning
Boards Town of Ithaca Planning Board , Zoning Board , etce was refe"Tred
to the Regional Planning Board .
11 . A resolu.tion from the Town Board passed at their meeting on Apriz

At a meeting of the Town Board of the Town
of Ithaca held on April 2 , 1959 , the recommendation from
the Planning 'Board on the following was adopted .
Moved b;y Councilman McElwee the following resolution
from the Planning Board be approved : -
FPSQLVED by Frank R . Liguori and seconded by
John Vasse that this Board recommends that the
Town Board pass a resolution authorizing and
empowering the Town Planning Board to approve
plats showing . lots , blocks or sites , with or
without streets or highways as authorized by
Section 276 of Article XVI of the Town Law .
Seconded by Councilmen Marshall and approved. unanimously
