PRESENT : Watson , Harst , Liguori , Vasse , Philips , Gordon , Boynton
A. graup representing the residents of the. Five . Mile Drive area were
present to discuss their objections to the rezoning of a portion of the east side
of Five Mile Drive as a . "light industrial " area . Nm . Watson reviewed the history
of the proposal including a brief discussion of the hearings held to allow residents
of the area to be heard concerning the proposal , At the hearing of May 19 17
people voted against re- zoning , 12 voted for re -zoning . After free discussion
by all , the following resolution was made , seconded and adopted :
RESOLUTION :
"At a regular meeting of the Planning Board of the Town of Ithaca on
May 1 , 1957 concerning a request of the Ithaca Textiles , Inc . for re -zoning
along the east side of Five Mile Drive from "residential " to " light industrial " ,
the following action was taken .
" After careful consideration and weighing all information presented
at a special informal hearing held with all interested parties , be it resolved :
1 . That the Planning Board of the Town of Ithaca cannot consider re -
zoning of the property under option by Ithaca Textiles by itself and that the
Board , therefore , consider re «zoning various areas along the Five Mile Drive
which included said property , and

2 . That in view of the inadequate approach road to the area t hru
Floral Ave . in -the City of Ithaca and the traffic hazards which will be created
in the vicinity of Five Mile Drive , Glenside Road , Coy Glen Roads particularly
at times of school bus loadings , and
3 . That in view of the feelings of the majority of the residents in the
area that property values will be degraded by the proposed re -zoning and that
further residential development will therefore be curtailed , and
4 . In view of the prematurity of the proposal in that no comprehensive
plan for industrial development in the Town and contiguous areas of the city has
yet been developed .
It is therefore decided that no action shall be taken on the proposed
re -zoning at this time . This statement , however , shall not be construed as to
prevent the Town Planning Board from considering re -zoning of other areas on
Five Mile Drive from residential to light industrial where conditions may warrant
such action . "
Mr . Philips discussed his tentative proposal for the establishment of
a new district to the Zoning Ordinance . The proposal is nowin final form and has
been mimeographed . After discussion , motion was made by Vasse and seconded by
Philips that in order to meet the increased requests current and pending for
greater urbanization and establishment of areas of a light industrial nature ,
that the: Town Board consider adoptmon of the proposed amendment to the Zoning
Ordinance providing for a light industrial district . Mr . Gordon was present at
the meeting and stated that he will convey the proposal to the Town Board .

. Charles Collins , Sr . , owner of a block of property at the corner
of Hanshaw and Warren Roads:, presented a proposal for a shopping center on the
plot of land . He stated that the Market Basket Stores and a Gas atation are pre -
sently interested in establishing outlets at the corner . He stated that he
would like to keep his dwelling and a lot of 200 ' x 250 ' for his 'awn use . However ,
he further stated that if necessary , he , is willing to give. Rp: this lot * ti
tentative plan of the plot was presented and was accepted for filing. Mr . Collins
was instructed to prepare: a definite proposal indicating Ifhat type of establishments
will be located in the shopping center and to present the complete proposal at
the next regular meeting .
Mr . Lee. Bostwick requested that the Board consider zoning the area just
south of the Inlet Valley School on Five Mile Drive from residential to light
industrial . He stated that he wished to construct alight machine shop on this
plot of land . The area is presently swampy and no homes are. located within
several hundred feet of the. proposed site . A statement signed by a Mr . F . N.
Leander , and the clerk for the Consolidated School District stated that they
had no objection to an industrial building being constructed on the property
in question . A copy of the statement was accepted for filing .
/ Motion was made by Hurst and seconded by Liguori that the Town Board
consider re -zoning from residential to light industrial , the areastarting
at a point 250 ' east of Elmira Road along Buttermilk Falls Creek to the inter
section of the Creek with the present industrial zone , along said industrial
Jzone to the south side of Burt Place , and westerly along Burt Place to Five
Mile Drive , hence southerly on Five Mile Drive to a point 250 ' east of the
intersection of the Elmira Road , hence parallel to Elmira Road to the point
of beginning . Motion was unanimously adopted .
Mr . Boynton discussed the proposed Trailer Ordinance and motion was made
by Liguori , seconded by Philips that the proposed Trailer Ordinance be submitted
to the: Town Board for their consideration and that the . Planning Board recommend
that the_ Town Board adopt the regulations .
The next meeting was scheduled for June 5th at 8 p .m. At that time ,
the present agriculturial zone wording andthe zoning ordinance will be discussed
and clarified .
