Dear Mr . Farkas :
We , the residents of the Fiddlers Green - Pinney Lane - Sweazey community,
unanimously request with this letter a change in zoning for our residential area
from the existing combined R- 2 ( moderate -density residential) and Lakeshore
designations to the R- 1 (low- density residential) designation . The zoning
designations assigned to us several years ago inaccurately reflect in a
significant way the established nature and character of our community . •
Two maps of our community area are attached to this letter . The first
identifies the existing R-2 and Lakeshore zoning designations , and the second
identifies the requested R- 1 zoning designation . The signature page for this
• request follows the maps and contains the signatures of all 38 resident / lot
owners of the community . •
When the Zoning Ordinance for the Town of Lansing was adopted in July of
1998 , our Fiddlers Green - Pinney Lane - Sweazey community area was
designated partially as R - 2 ( moderate - density residential) and partially as
Lakeshore as illustrated in the first map .
This designation did not take into account the fact that the Fiddlers Green
and Pinney Lane developments were laid out and developed as a very low -
density residential community . This low - density character is the reason we
purchased land , built homes , and chose to live here . All of the homes in our
community are single - family residences on lots r nging in size from 1 . 8 acres
to 8 . 7 acres with the average lot size being 4 . 9 acres with exception of the
Sweazey home lot which is approximately 30 acres . The topography of our
neighborhood is moderately- to steeply - sloped , experiences rapid groundwater
run - off, and is fragile in nature .
It should be noted that the R- 2 / La.keshore designations assigned to us are
not comparable with the similar residential communities of Lake Watch , East
Lake , and Cayuga Lake Highlands which , with significantly smaller lot sizes
® and lakeshore frontages , were designated as R- 1 .

We have also reviewed the proposed zoning amendments for the Town
( Proposed Zoning Amendments Town of Lansing: revised October 23 , 2000)
which will further clarify what can and cannot be built in the R- 2 and
Lakeshore zoning designations . These amendments , which would permit the
higher-density construction of multifamily apartments and condominiums ,
townhouses , retirement housing , sub congregate housing in R - 2 designations
and mobile homes and mobile - home parks in Lakeshore designations , do not
reflect nor preserve the existing character and value of our community,
We hays a very stronM desire to maintain our existing community character
as low -density residential and can only ensure this with the oning designation
of R- 1 .
We therefore request that the present R - 2 and Lakeshore zoning
designations as outlined on the first map be changed to R- 1 as outlined on the
second map to reflect the actual existing character of our community and to
preserve this character in the future .
When the Planning hoard reviews and considers this request, we 'ant be
present and available for questions and / or further input in this matter that is
rely important to each of us and to the future of our community . Please
