Schedule II is the list of regulations specifying the minimum lot size, minimum lot width, yard size, coverage, building height, etc ., or density that will be in the various areas. ® It was agreed that the minimum lot sizes and road frontages that are currently being used in the subdivision regulations should be incorporated into this plan. There was disagreement as to whether or not there should be minimum lot sizes in the agricultural district. The setbacks were agreed to be important; perhaps even a minimum lot width. It was agreed to let the Health Department regulations govern the minimum lot sizes in relation to the septic system requirements in both the Rural Agricultural and Rural Highway districts . A minimum road frontage of 150 feet was agreed to be important to try to reduce unlimited curbcuts, but only for state highways . Flaglots would be an exception to the minimum road frontage. Regardless of the road, a 50 foot setback would be required from the road right of way. Rural Agricultural - • no minimum lot size; • front yard has a 50 foot setback from the right of way; • no side yard setbacks; • no rear setbacks; • 150 foot minimum road frontage; and • no maximum building height Rural Highway - • no minimum lot size; • front yard setback is 60 feet from the right of way; 4110 • side yard setback is 25 feet on each side; • no rear setbacks; • 150 foot minimum road frontage for lots on state highways; and • maximum building height is 35 feet Town of Lansing Planning Board Page 2 Thursday, June 29, 1995 • In the Rural Highway District, it was agreed to reduce the width of that corridor to 300 feet on each side of the road. The purpose of the Rural Highway District was to reduce the p number of curbcuts. Low density was described as a minimum lot size of 40,000 square feet, and if public water and sewer are available the minimum lot size would be reduced to 30,000. It was agreed that the board would continue working on Section I at their next meeting. Tom Niederkorn will pencil in the proposed sewer district on the map. This meeting ended at 9 : 15 p .m.
