Chairman While opened the meeting at 8. 10 p. m . Mullane moved Thal the
minutes of the July 11 and July 25 meetings be approved. Hagin seconded
and the minutes were approved unanimously .
There was a brief discussion of the resolutions sent from the Planning
Board to the Town Board last spring.
Anne Barnard Hautaniemi Minor Subdivision: Diane Withiam
represented Mrs. Hautaniemi . She stated that the driveway would be
graded to meet the road, and that it would be 30 feet wide to meet the Fire
Department ' s suggestion. Ms. Withiam noted that financial hardship was
not applicable to this case when considering a vairance for this
subdivision, but that practical difficultires would provide just cause. She
noted that the parcel was originaly two lots. Discussion of the status of
Myers Road ensured. Mr. Emick noted that the Town Board is due to take
action on the status of Myers Road this week .
• After some discussion Ramin moved that we hold a public hearing
on this minor subdivision at our September 12 meeting. Mullane seconded.
Ms. Withiam noted that we can waive the public hearing.
It was voted that a public hearing will be held on 12 September
and Ms. Withian was directed to supply the Zoning Officer with the names
and addresses of all adjacent land owners living within 500 feet of the
proposed sub division.
Myrtra Tackman Minor Subdivision on Buck Road. Jack Backer of
Eagle Builders represented this sub division. The land is on public water
and there is ample road fronage. Upon looking at the map, however, the
Planning Board saw that there was inadequate information. Ramin moved
to table the presentation because of lack of information. Mullane
seconded.
Don Carroll : 169 Newman Road Minor Subdivision: Mr. Carroll
sought to subdivide his property, the new piece to have 175' frontage.
There is no public water or sewer.

Hagin moved that we waive the public hearing and accept the

prospoed minor subdivision. Ramin seconded. Approved unanimously .
• Cherry Road Major Subdivision: Ernie Bayles represented Mr and Mrs.
Friedman. He spoke of the Airport noise and traffic, which he believes
will remain as it is, not getting any worse or better.
Chairman White noted that the problem in areas such as this is
that increased residential development will eventually lead to complaints
about the noise leading to calls for noise abatement proccedures. These,
pilots believe, are dangerous, and the Planning Board wants to prevent a
situation where they might be requested by the public.
Friedman spoke of special soundproofing he might require. Whtie
noted that the Planning Board cannot require such soundproofing. Bayles
suggested performance specs to deal with noise.
White noted that there will probably be zoning changes in the
adjacent area, possibly rezoning the land to the east to light industrial .
Mullane asked that the SEOR go directly to the Town Board for
action before the sketch plan is approved by the Planning Board. Drainage
will be a concern. Mullane noted that dry sewers will be required.
Airport hazard zone is to be noted on the deed.
Sketch plan approval will be requested of the Planning Board at the
meeting on September 12.

Gulf Creek Major Subdivision: Ernie Bayles represented Susan Kim and
made a presentation for division of 65 acres on Teeter Road into 36 lots.
The Health Department has done soil tests. SEOR has been submitted to
the Town Board. The project will depend upon the availability of public
water. If public water is not available the Kim ' s might proceed with their
own house but not the development. Raised bed septic systems are
contemplated.
Jack Baker reported that the Tactman Minor Subdivision property
consists of two parcelts, the norther piece divided into two lots and sold.
Sharpsteen moved that we accept the divison of lot 31 - 1 - 1 . 1 into
two lots, with one lot having 200' fronage and the other 126' frontage, and
further, that the public hearing be waived. Hagin seconded. This was
approved unanimously. A survey of the of the lot will be requried.

, _ Mullane reported on her survey of the Regulations. She noted that if we
• F want roads built we need to pass a resolution and add that to the
• Regulations.
She also noted that we need to address the issue of curbs, which should be
exempted where sidewalks are not required.
She also spoke about the County intention to review planning board
approvals of all subdivisions where five or more lots are involved. Ramin
noted that she hoped the Planning Baord will have good communication
with the County Plannign Board, but she and others thought that it would
be sufficient if the Lansing Town Planning Board sent to the County
Planning Board all subdivisions of land for the County' s information.
Chairman White adjourned the meeting at 10: 20 p. m.
