Sharpsteen , V . Miller , F . Ramin NO QUORUM Also present : H . Howell , Town Supervisor , G . Wood , Ordinance Officer , Bob Kemple , assoc . Ordinance Officer , D . Worsell , members of the Lansing Fire Depart . I . Don Worsell - two ( 2 ) proposed minor subdivisions JILocation : Rte . 34B betliteen Lansing Station Rd . and Algerine Rd . j,/ Size : 1 ) one lot , 1 . 7 acres , 300 ' road frontage , contains house and two trailers . 2 ) one lot , 2 . 31 acres , corner lot , 535 ' road frontage . Planning Board Conerns : 1 ) Further partitions and sales of remaining acreage will work toward major sub . 2 ) Road frontage must not be developed to the extent that the land beyond becomes landlocked . Easements must be provided . Action : no action can be taken without a quorum . Members present see no potential problems and will move to waive a public hearing at the next • meeting . II . Wayne Lucas - East Shore Circle Mr . Lucas submitted a final survey map of the 30 ' strip of land he purchased from the Drier estate to add to his present lot as requested by the Planning Board in a letter dated 3 - 17 - 86 . III _Whispering Pines Subdivision - Sonia Thaler Submitted the following for Planning Board study : 1 ) Written request for approval of 4 additional lots . 2 ) Preliminary plat of entire subdivision . 3 ) Preliminary plat of the 4 additional lots . Planning Board requested the following : 1 ) Environmental Impact Study - with emphasis on drainage . 2 ) Detailed information on how water will be provided . III 3 ) Drainage Plan - see Article VII , Sect . 701 . III 4 ) Health Depart . approval - with the addition of more lots it falls within their regulations . - 1 - 5 ) Preliminary plat for the entire development must be submitted for approval , with ten percent of the project to be considered for final approval . 6 ) Road 4111 a . upgraded plan to meet preliminary plat requirements b . County Highway Dept . approval for Warren Rd . exit Tonight ' s presentation will be considered as Step I on the major subdivision fow chart . IV . Fire Commissioners 41-59 Chief Jeff Oplinger and five other commissioners visited to express and discuss concerns they have with future development in Lansing . 1 ) Lake development - they feel the development of a road west of Rte . 34 , running north - south preferably along the escarpment from Bolton Point to Nut Ridge is essential . 2 ) Dead end streets - no turn arounds 3 ) Tall buildings - the depart . doesn ' t have the equipment to handle anything taller than 4 stories . 4 ) subdivision - feel it would be helpful if we sent them copies of proposed • subdivisions for their input . They would prefer not to have square corners at intersections . 5 ) House numbers - would like to have numbers assigned when building permits are are issued . The system of assigning a number every 50 ' is still good . 6 ) Warren Rd . - the farthest and most difficult to reach from each station - the weakest area in town and slated for the greatest development . ( Lucente PDA ) 7 ) Insurance - homeowner rates are affected when fire department can ' t guarantee protection . 8 ) Driveways - approach angles . 9 ) Connector road - between Warren and Peruville Rds . - extend Benson to Warren . 10 ) Hillcrest Rd . - needs to be upgraded to handle increased traffic . Increased development means . a greater need for fire protection . 11 ) Apartment Bldgs . - how they are situated , proximity to parking areas and driveways , affects the ability of fire trucks to reach and service them . 12 ) Same or similar road names - should be avoided . • The Board expressed their appreciation to the firemen for a most informative presentation . Loard members felt that in the future , fire depart . approval should be added to the • approval process for subdivisions . . The firemen % volunteered to attend any meeting that a subdivision is discussed .
