Sharpsteen , 111 F . Ramin , C . Kammen , L . Hirvonen I . Minutes July 28 , 1986 - F . Ramin moved to accept as submitted , seconded by L . Sharpsteen , carried unanimously . August 11 , 1986 - F . Ramin moved to accept as submitted , seconded by C . Kammen , carried unanimously . II . Old Business A . Jon Reiis - proposed subdivision Triphammer Rd . Board members had been puzzled why , after his initial visit , Mr . Reiis did not return to the Board . L . Hirvonen reported that she had learned Mr . Reiis did not wish to develop immedi - ately and at this time was merely gathering information . B . Wayne Lucas - Drier land - E . Shore Circle Mr . Lucas ' surveyor will be unable to complete his job within 110 the required 60 days . MOTION : C . Kammen moved to grant Yr . Lucas a 6 week extension , seconded by H . Beckwith , carried unanimously . C . Jim Reeves - Lockerby Hill Rd . minor subdivision Chairman u . Homa will sign the plans this week . O . Avery - Drier land - E . Shore Circle No action . Health Depart . certification has not been received . E . Charlie Poturnay Tabled until later in the meeting . III . New Business A . Cal Swayze - proposed minor subdivision Location - between Ludlow Rd . and Lansing Station Rd . Size - 4 lots ( 3 building lots , 1 junk yard lot ) • Road - no new road proposed Road frontage - none - all lots are completely landlocked . Swayze cont . Access - from Ludlow Rd with right - of -way across Sweazy property . All lots will have their own private drive . Right - of - Way - a 40 ' right - of -way will cross lots 2 & 3 to • service lot 4 Hardship - The required 100 ' frontage on Ludlow Rd . cannot be met because it would cause a hardship to the owner of the land ( Sweazy ) . MOTION : L . Sharpsteen moved to accept the map submitted by Mr . Cal Swayze for a subdivision of property located between Ludlow and Lansing Station Rds . as a prelim - inary plat , waiving the requirement for 100 ' frontage along an access road because of pre - existing con - ditions . All rights - of -way shall be 60 ' and shall be shown clearly on the Final Plat . It is understood that deed restrictions shall state that no further subdivision will take place and a copy of the restrictions should accompany the Final Plat . Seconded by C . Kammen , carried with one abstention . Public hearing to be scheduled for October 13 , 8 : 00 PM • B . Alex Cima - New Horizon yearly review Due to health reasons , V . Miller moved to postpone Mr . Cima ' s hearing indefinitely . Seconded by L . Sharpsteen , carried unanimously . C . Richard Sill - proposed minor subdivision Location - Conlon Rd . Mr . Sill wishes to divide evenly the property owned jointly by he and his former wife . The former Mrs . Sill , also present , contests the action . The Planning Board declined to comment or act upon the request since it does not have the approval of both owners . Ti . Herb Beckwith - proposed minor subdivision Location - Ross Rd . off Rte . 34B Size - one lot - 1 . 42 acres , set back from the road to avoid a stream Road frontage - 40 ' right - of -way Culverts - one - 2 - xt MOTION : It was moved , seconded and carried 27 to accept Mr . Beckwith ' s map as a final plat with the provision that the right - of -way be expanded to • 601 . So moved by L 4G (nmol , seconded by • Mr . Beckwith abstained . E . Lay Orear - proposed minor subdivision on lakeshore . Mr . Orear submitted a new map showing contour lines , strea4s , culverts , right - of -way . Mr . Orear must also provide : 1 . survey map of proposed road , 2 . detailed cross section of proposed road , 3 . a signed statement from tohn Hicks stating his agreement and approval of road , 4 . statement of approval by Town Engineer , 5 . a copy of his deed restrictions . If all survey work has been completed and maps drawn a public hearing will be held at the October meeting following presentation of material and discussion . 4„tecK F . Preliminary discussion . - Asked for input on ways to subdivide . Zero , three and six divisions were discussed . Board members indicated either a minor or a major subdivision would be possible . G . Charlie Poturnay Yr . Poturnay was again directed to follow the steps set forth for him in a letter from the Planning Board . Mr . & Mrs . Uhl , who wish to purchase land from Mr . Poturnay , were informed of what Mr . Poturnay must do before they can get clear title . 11, - 3 -
