Guests : G . Wood , Ordinance Officer , Mr . Milks ( Triphammer Rd . ) , Mr .
Davis ( Water Wagon Rd . ) , D . Marinos ( subdivider )
When the meeting was called to order , there were not enough members present to
form a quorum . It was determined that Mrs . Miller would be arriving for the
public hearing at 9 : 00 PM .
Informal Discussion
I . Subdivision Regulations - - It was generally felt b, those present that
some rewriting of the Ordinances , possibly some revision , was in order for
the sake of clarity .
II . Orear Subdivision
Mr . Jay Orear and Mr . John Hicks
• Although Butler Road has been upgraded this summer , there is no way to
bring the grade into compliance with Town requirements .
Mr . Orear and Mr . Hicks are proposing to jointly develop a new access road
on Mr . Hicks' land which would service land Mr . Hicks may develop in the
future as well as Mr . Orear ' s project . The road would be built to Town
specifications with the proper grade and width in developmental stages and
upon completion will be deeded to the Town .
Because there is a new road involved , Mr . Orear ' s project must be
classified as a major subdivision .
Deed Restrictions :
1 . no further subdivision will be allowed ,
2 . the Town has a 60 ' right- of -way across the lots .
Final Plat requirements :
1 . a survey map with topographical lines , culverts , drainage aids ,
right- of -way
2 . a separate map of the road with engineering details of the grade ,
placement of culverts and a cross - section
3 . Town engineer must approve .
Quorum reached , all informal discussions carried over .
III . Minutes - - June 23 , 1986
C . Kammen moved to approve as submitted , seconded by L . Hirvonen , carried
unanimously .

• IV . Jim Reeves - - proposed minor subdivision
Location - Rt . 34 , North Lansing
Size - 1 lot , 1 . 62 acres
No new utilities or road .
MOTION : F . Ramin moved to accept Mr . Reeves map as a final plat and to
approve his minor subdivision on Rt . 34 in North Lansing . Seconded by C .
Kammen . Carried unanimously .
V . Formal Discussion - - Orear Subdivision
MOTION : C . Kammen moved to approve Mr . Orear ' s preliminary plat for a major
subdivision subject to the aforestated restrictions and requirements .
Seconded by F . Ramin and carried unanimously .
A letter to this effect will be sent to Mr . Orear .
VI . Public Hearing - - 9 : 00 PM - - Marinos two lot minor subdivision on
Triphammer Road
Two members of the public , Mr . Davis and Mr . Milks , were present . Each
owns land adjoining Mr . Marinos property . Mr . Davis is concerned with the
adverse effects of heavy development in the area and Mr . Milks is
concerned that there may be an error in the survey lines between his land
• and Mr . Marinos ' .
Discussion
Any further development of the land in back of these lots will be required
to use the right- of - way between the two lots as the access road to
Triphammer Road .
Mr . Marinas submitted a letter from his Attorney , Michael Pichel , stating
that the deed restrictions for the lot to the south would require that the
driveway exit out onto the right- of -way when it is developed . Until that
time , the lot may exit onto Triphammer Road but the house and garage
should be built in such a way that the change can be made when the right-
of -way is developed .
The Board recognizes that Lot A ( north ) has an already existing exit onto
Triphammer Road but recommends that an exit onto the right- of -way be
developed for safety reasons at the appropriate time .
MOTION : A motion to accept Mr . Marinos ' Final Plat for his minor subdivision
on Triphammer Road subject to the right- of -way restrictions was made by C .
Kammen , seconded by F . Ramin . Carried unanimously .
