I . Informal discussion with Mr . Wilcox re : possibility of forming a
light industrial park on his property on E . Shore Dr . ( present site
of Wilco ) .
II . Minutes - May 12 , 1986
C . Kammen moved to accept the minutes as corrected , seconded by
A . White , carried unanimously .
III . Wells Proposed Minor Subdivision
Mr . Ernquist represented the residents of Fiddlers ' Green subdiv :isien .
All residents of the subdivision have commondeed restrictions .. The
two restrictions they feel apply in this instance are #4 . . . only
single family dwellings ( may include one apartment ) are allowed . . .
# 5 . . . placement of the dwelling on the lot must be approved by . , .
or by two subdivision residents . . .
The residents have agreed that they will not approve more than one
dwelling on the lot owned by Mr . Wells .
Further development of the Wells property would bring the subdivision
under the jurisdiction of the NYS Subdivision regulations .
Mr . Finkledey , the developer , has agreed to persue an affadavit
stating his original intent .
Mr . Williamson , Town Attorney , stated that from his reading of the
deed restrictions , he doesn ' t feel the Planning Board can entertain
a subdivision ( in Fiddlers ' Green ) now or at any time . He
wouldn ' t approve any further discussion . He felt it was obvious the
developer wished everyone to have one house on each lot .
MOTION : After due consideration of the advice given by the Town
Attorney , A . White moved that the Planning Board inform Mr . Wells that
on the advice of the Town Attorney it would appear that his deed ,
. Fica ;llers ' Green continued
along with those of the other residents of Fiddlers ' Green , contains
• restrictions that will prevent him from the further subdivision of
his land in the Fiddlers ' Green subdivision . Seconded by F . Ramin ,
carried unanimously .
IV . Whispering Pines - Thaler subdivision
Mrs . Thaler presented the Board with a letter confirming that she ,
as developer , will see that the requirements of the Health Depart .
are carried out as per their letter to her , a copy of which was
also presented .
MOTION : Since Mrs . Thaler has submitted all required documents and
everything appears to be in order , and since there have been no
objections from the general public either at the public hearing or
at other meetings , C . Kammen moved to waive the public hearing on the
Final Flat and give it final approval ( Article TV , Sec . 4024 , C , D ) .
Seconded by A . White , carried unanimously .
AMENDIENT : L . Hirvonen moved to amend the motion to read conditional
III approval , pending completion of the road with the Town Highway
Supervisor ' s approval . Seconded by H . Beckwith , carried unanimously ,
Mrs . Thaler will receive a letter confirming this action .
V . Beckwith Land - Informal discussion .
Located on the west side of Rte . 34B and north of the Lakeview Dr .
development .
Mr . Beckwith proposes to sell his land in 4 parcels , approx . 15 acres ,
3 . 44 acres , 46 acres and 28 - 30 acres respectively . Due to the size
of the lots ( all over 3 acres ) this does not fall within the
jurisdiction of the Town Subdivision Ordinance .
Mr . Beckwith was advised by both the Town Attorney and members of
the Planning Board that they would recommend a public highway to
all parcels .
VI . Drier Minor_subdivision - E . Shore Circle

A sketch plan was submitted by Mr . Avery who is representing the
Drier estate and who wishes to purchase one lot .

Lot size approx . 175 ' x 225 ' .
• J . Homa wished the record to show that Mr . Drier will be advised that
he may have 3 single lot , minor subdivisions and any additional div -
ision must be filed as a major subdivision .
G . Wood questioned if the lot size would meet Health Depart .
regulations for sewage disposal .
Mr . Avery was advised that a letter from the Health Depart . to this
effect should accompany the Preliminary Plat .
Mr . Avery was advised that water and drainage are poor in that area .
✓ II . Davis _Property - Triphammer Rd . /Water Wagon Rd .
The property is now owned by Mr . Dino Marinos who has written to the
Planning Board to say that he has offers on three non - contiguous lots -
approx . 1 , 5 acres , 1 acre and 1 acre respectively .
Mr . Marinos will be invited to present a sketch plan at the June 23
• meeting .
✓ III . Reiss Proposed Minor Subdivision - Triphammer Rd .
Mr . Reiss recently purchased the property formerly owned by Dr . Leo
Wuori , Part of the property is in the Village of Lansing and part
is in the Town .
Mr . Reiss wishes to divide the land into two parcels .
1 , the existing house situated on Triphammer Rd .
2 . another behind that with a long driveway and 60 ' road frontage ,
narrowing to 30 ' - the driveway is in the Village , lot is in
the Town .
The lack of road frontage for the rear lot will necessitate a
variance from both the Village and the Town BZAs ( Town Land Use Ord .
requires 150 ' road frontage w/o sewer ) .
Mr . Reiss will need letters from Village and Town BZAs granting
• variances and another from the Health Depart . before the Planning
, Board can see him again .

IX . Orear Proposed Minor Subdivision - lakeshore
• A . Located. - off E . Shore Dr . just north of the North Forty , access
by private road called Butler Rd . located south of the North Forty .
B . Lot sizes - 720 ' lake frontage total
3 lots - 4 . 5 acres , 2 . 18 acres , 2 . 14 acres
C . Health Department - doesn ' t consider it a subdivision . Mr . orear
must obtain a letter to that effect .
D , Access Rd .
1 . has legal agreement recorded in 1970 at the County Courthouse
guaranteeing permanent access on Butler Rd .
2 . dead end
3 . not a public road - lots have no frontage on a public road
4 . another private road to the north , Hicks Rd . , could possible
be connected to form a loop
5 , Mr . Orear offered to develop to Town specs that portion of
the access road/lakefront road that is on his land .
E . Utilities - NYSEG has a variance to run power lines .
F . Fire Protection - in the past , the fire department has said it
• rill not service homes on a private road .
G . L . Hirvonen suggested that Planning Board members travel the
access road and report their observations at the next meeting .
It was also suggested that Mr . Orear contact the Fire Department
re : the Butler Road and ask for a written response .
H . The Town Attorney said the Planning Board should definitely
consider the availibility of year round access for fire protection .
