I .. Char-Lane Subdivision - North Triphammer & Waterwagon Roads .
G . Wood showed two maps of the proposed subdivision as submitted
by G . Loomis , the dimensions not being necessarily correct . G .
Loomis informed those present that two main concerns of the
Board ; excessive driveways onto North Triphammer. and exiting
onto Waterwagon Road had been worked out . He would like to do
the subdivision. in phases , starting with the area around Water-
wagon Road first . He felt that one of his lets off Waterwagon
might become useless for building by turning it into an entrance

P . Munson said that the Town was well aware. that Waterwagon
Road needed improvements .
G . Loomis noted that there were area developers working on the
more expensive homes but his would be in the $ 65 , 000 . - $ 90 , 000 .
range , pre -manufactured from Pennsylvania , very attractive and
put up rapidly. Some would be " stick -built " . .
L . Hirvonen inquired as to how far back his land went and he
410 told her all the way back to the hedgerow allowing him to work
it . piece ' by piece . He had allowed for -acc.ess . to that rear land . . .
He had checked -in on underground utilities , estimates for water , .
roads in the subdivision and wanted to talk to the Town Board
about Waterwagon Road . •
L . Hirvonen also wanted to know about soils , topography , drain-
age he , said he had talked with Robert Drake , who moves
dirt about some of these problems . Test holes had been dug and
more dirt may have to be moved in . •
D . Marines wanted to know how many driveways were allowed onto
a main road and L . Hirvonen told hin n® set number , but excessive
ones were discouraged . He. said that the house on the kitty -
corner. had a deed , restriction that the view of the lake could
not be blocked by construction below .
J . Homa wanted to know the size of the fields at the other end •
of the subdivision and G . Loomis told him about 85 acres .
L . Sharpsteen felt that the map looked good and that the curves
in roads kept them from becoming drag strips .
After much discussionof the map and the proposed change by G .
Loomis of the Waterwagon problem , the following motion was Made
and passed :

MOTION : V . Miller moved that the Town of Lansing Planning Board
had reviewed the map for the Char-Lane Subdivision to
be located off North Triph . amer and Waterwagon Roads
in the Town of Lansing as proposed by Gary Loomis and
would like to have the Lansing Town Board ' s approval
of the Waterwagon Road change consisting of bringing
® the new Waterwagon Road at a 90 ' . angle through the
proposed subdivision and closing off the old road con-
sisting of 175 ' . L . Sharpsteen seconded the motion ,
carried unanimously .

Char -Lane Subdivision - continued .
11, C . E . Montague will send a copy of the motion to the Town Board .
G . Wood will send a letter to G . Loomis re procedures to be . fol - •
lowed and also advising him that the Planning Board would like "
mere input from him , possibly at the March 11 , 1985 meeting .
P . Munson will take the information to the Town Board meeting
on_ February 12 , 1985 .
II_ . Proposed Water District
P . Munson showed the group a map of the proposed waterdistrict.
indicating he would like to see it continue on to Woodsedge .
L . Sharpsteen asked about cost estimates and P . Munson told him
that Tom Miller never got caught - short . L . Sharpsteen also
wanted to know if it was possible to go down to Wilco without: •
✓ ecrossing the gorge . . P . Munson said that that area was not, .
h eavily populated yet but that Wilco was willing to put up
S10 , 000 . of their own money for water . P . Munson said that
w ater could change the area around Wilco , possibly turning it
into an industrial sset :
L . Sharpsteen remarked that good farm land was disappearing
• fast :.. He asked abouttnergirls ' school in forth Lansing and
P . Munson_ - told him that without state aid it was a dead issue ..
P . Munson said that the old Cayuga Salt garage had been bought _
. by Tony Treadwell who would like to turn it into a truckers
✓ est spot complete with repairs , diner: and showers .
V . Miller noted that the people in the Farrell Road area have
had water problems , bringing in or boiling their drinking water . ,
III III .. Development Policy
T . Nieder.korn passed out copies of a list of questions , a review
and a timetable . Protecting existing industry , enhancing pro -
perty values , a minimum of restrictions and future zoning ex-
tensions were all discussed .
L . Sharpsteen felt that many people were against zoning because
o f the way it had been presented . He wanted people to become
concerned about what was happening in their town and especially.
in their immediate areas , possibly by publishing in the Ithaca .
J ournal .
T . Niederkorn would like to go over the entire Master Plan , look
at the south end of the Town and the possibility that a water.
line presence could bring in a change for that. area . V . Miller
f elt that the Town -Board had to listen to a commercial area .
She said that Tompkins County was one of the few counties in the
State that was growing possibly because of little things coming
in, industry brought in people .
• Multiple housing locations , bad traffic patterns on North Trip -
h ammer , sewage disposal problems , outlines for future roads , bus
service , future population growth all were issues thoroughly
d iscussed at the meeting .
L . Hirvonen will call the County Planning Board about having
someone come and talk to the Board .
IV . The Horizons Subdivision - Alex Cima
L . hirvonen showed a map from A . Cima of housing for six units •
- eight lots which she felt to be very attractive , each one
was a little different then the other , in the high price range ,
✓ emaining as rental units . Land around them would be used for
✓ ecreational areas .

V . Election of officers
J . Homa presented the following slate of officers :411 . -

HOTIOI : V . Miller moved that the recording secretary , C . E .
Montague east one ballot for the proposed slate of
officers . She did so . C . Kampen seconded the motion ,
carried unanimously .
V . Millerwanted it noted in the minutes that P . Munson apologized
for not notifying the property owners about the sewers along .
Bush Lane with the possibility of more along Cherry Road .
