( land management Controls ). which T . Miederkorn felt was . okay . ® J . Roma asked what protection was given by being in an . ag V district . J . Kirby told , hil that the . aaseSSment 7 f , but if when bidding out , the higher taxes for two• y_eare would h ave to be paid . T . h iederkorn noted that the land • valuation :near the Village „ h ad gone up otherwise it: remained rather. stable ' . He .: inf.;orm'ed them that this was not a long.- range.: . plan , that in fact , ' 70ery:' seven years it came up for. r .flew • Development Policy - continued .10, .' • J . Kirby asked who picked up the tab for sewers . T . ' Miederkorn said that there was not much money available ; needed a serious problem to get it . J . Homa felt that fairly tight ' frontages • were needed to pay for sewers . T . biederkorn said that small . frontages and deep lets would not do it , septic tanks in the back would make the land less valuable . L . uirvonen said that in the recent situation , the grant would pay for most of the installation , not town money . Some grants , she continued , needed matching funds and that was how water was voted down . , She felt it was more economical to put them in together . J . Homa questioned whether the soils had been checked in to . . . T . liederkorn told him back in 1970 they were but proved to. be bad for septic systems . Bed rock was found in some areas . T . kiederkorn reminded them that the purpose of the policy was for when something would come up , the Town Board. . eould g o back to it and work accordingly . He felt it was very use f ul especially if established before a crises came up .. ' T . Miederkorn worked with a large map showing where various densities were located both in the Town • and in the Village . L . Hirvonen said that no one had indicated as to what boundary lines to follow . She did not know how to proceed with the land on either side of Triphammer . T . Xiederkorn said that there was a 650 ' strip on the west side zoned sate asarea ora. the east . He suggested that they look at that not just for . water but to the road as - a whole and the pressure for develop ment . He asked whether development should be discouraged - or encouraged whether it should go from Asbury to South ' Lansing . J . Homa felt that water would stimulate growth but C . Kammen felt that people buy lots regardless . J . Homa said that generally people felt water would_ be found on a large lot . J . soma worried about the poor intersections in Lansing , come • considered very hazardous . He wanted to know what could be d one about that . T . kiederkorn told him that plans could be made but usually went no place due to lack of funds , G . Wood reported that the Davis property ( North Triphammer and W aterwacon Roads ) was going to be developed into 49 lots , each one , one acre in size , inner roads accessing to Triphammer and , :. o 'te onto Waterwagor, T . feder . orn said he would come back with a map on the water- d istrict and also figures . - - L . - Hirvonen will check on what the Town Board actually wants the Planning Board to do . J . Homa said that the development policy seemed to . draw .a line from 34-B and Peruville Road north where no growth was encouraged . T . kiederkorn felt that non-farming deveiopffient ;should not be encouraged in that area . G . Wood will look for the land use map for future ' meetings . IV . Davis Property - , forth Triphammer and Waterwa, on Roads G . Wood again reported that Gary and Dale Loomis were to be the 410 developers of this land and that they neededa letter before the end of the month from the Planning Board with regard to their proceeding with their plans . J . Kirby asked if Mrs . Davis had given the lots as previously propsed to her children and G . Wood replied that they were off the map so probably she had . L . Hirvonen noted that there were eleven driveways plus access -2 Davis Property - North Triphammer and Waterwagon Roads 10/ roads going onto Triphammer . C . Karmen felt that they should be eliminated and replaced by feeder roads instead . It was noted that Waterwagon Road was in poor condition and presented a hazardous intersection . C . Montague will send a letter to Mr . Loomis re his proposal . C . Karmen would like to see some of the land set aside for play areas as she felt that with forty -nine homes going in there would be many children in the immediate area . She felt the developer should maintain it . T . Miederkorn told her that: it started out to be the developer ' s responsibility but eventually that changed .. V . Election of officers J . Roma has requested to be relieved of the treasurer ' s job but agreed to chair the nominating committee . VI .. Land Use Ordinance Amendment L . Hirvonen reported that the Planning Board had made no changed with regard to the above and she will check with the Town Board to see if they had . • VII . George Lorson - Valentine Drive G . Wood has sent a letter to Mr . Lorson re his proposed • subdivision plans . VIII . Walnut Grove Trailer Park G . Wood reported that he had received a letter from the Tompkins County Health Department re closing down the trailer park or turning it over to the bank to manage it . Meeting closed - 10 : 00 P . T .
