L . 3irvonen informed him that, nothing new has been added since . his initial appearance before the Board V . Miller said : that he. needed a water district because of the lot sizes . and that none were available at the time . She remind_ ed the Eoard that • • _ if a water district for. the New Horizons Subdivision was . approved , Mr . Lorson should be notified . G . Wood suggested . getting together with J . Kirby and then gettingin touch with. , • Mr . Lorson . . b. . LeRanch - Davis Property : ' a • ' -- ' a L . , hirvonen . reported that the property had been : sold . and that . this subdivision plan could be ' scrapped . • II . Minutes of previous meetings . . - e. . November 12 , 1984 and November 26 , 1984, *{ MOTION : : J . Kirby moved that the minutes of November- ' 12 , 1984 and the minutes of - November 26 , 1984 be approved as read . . - V . hiller seconded the notion , carried unanimously . III . Graziano Subdivision - North Lansinj School Road ' J . Kirby noted that the sketch plan presented by Paul and Georgia . Graziano showed that one acre of land was to be deeded to one per- - son and that it would be the only one taken out for a building lot . - She said that the. Grazianos paid the $ 5. . 00 fee . . - . G . Graziano said that they had checked with the Board of Health- _ and that the lot size ( 210 ' x210 ' ) wasc& ay , there was a circle of . 150 ' o ,s� usable space . L . Graziano said that the land will be surveyed and that she ' e Will send in four copies for the Board to sign . MOTION : Viola Miller moved that the - Town ` of Lansing Planning Board . . accept the proposed sale of one lot off the North Lansing School Road , presently owned by Paul and Georgia Graziano , in the Town of Lansing . Seconded by Larry. Sharpsteen , unanimously aperoved . IV . Randy Swearin ;en - Waterwagon Road - R . Swearingen presented his surveyor ' s map of the proposed area . , He said there were no slopes indicated on it as as the surveyor gli told him that there were none spectacular . L . hirvonen replied that a member of the Board notes sitting water , poor drainage because of the flat land . He said he had talked with authorities • about a . 6 ' ditch to carry off any excess water and that he will put in a leach bed , making sure of the flow . V . Killer inquired as to how many lots ;Were . proposed and he told her six . There was about 200 ' to 3 '00 ' . . of omen wand . V . Miller - 1 - - Randy Swearingen - Waterwagon Road - continued . ,� cautioned him that he could not subdivide later what has already ® been subdivided and felt that he might better do it now for his o wn ,:protection . L . Sharpsteen proposed that he split lots con- tinc: e nt on water coming into the area . R . Swearin;_, en wanted to know what his initial cost would be and j . Lirby told him not mucro more . H . V . filler said that the cost of water and sewer lines could make smaller lots more attractive to sell . J . Kirby would like to see a road going down the center of the Proposed subdivision to keep traffic from many driveways going o ut onto the main road . L . Sharpsteen recommended allowing _ or a 60 ' right - of -- t ay for 'a t : ;rn road . R . Swearingen said he Would talk to his surveyor and return with a map showing a road and lots on either side of it . H e wanted to be able to start building on his lot soon: . L . Hir - vonen said the Board could ccnaider his plan a minor subdivision. at that point , enabling him to do so and that he should come back with plans for the major subdivision . V . -iiiller reminded him that they would need a public hearing fer • a major subdivision . Jeannine Kirby seconded the motion , carried unanimously . V . Charles and Debby Crandall - Marion Lane W alter Swayze appeared before the Board representing his mother , G ladys Swayze and his daughter , Debby y Crandall . V . Miller told him that she - was very concerned about the property beyond the Crandails ' and the s11a11 area in back was not . wide en . ue,h .nor a town road . W . Swayze re _ lied that they planned on no ?•. G1ebI,Z LJ1•... -L in that back area ed: cept a- o ::, .J .` J for }; i1Tielf , He said that Marion Lane had been approved. and was on the records . He also said that a 50 ' right - of -way as in Parker ' s deed and that the rest could be used • by Straub but that he rarely used it . L . Sharpsteen thought it would be better to have the right -of -way . in front and not in the rear for future plans . W . Swayze said it was not good land for building . L . hirvonen inquired as tc• whether the insurance company said any - thing about Cranda ll ' s location and v . Swayze said no . he also told the Board that construction trucks had used the road with r_ o -:: roblem . I . i illeranted to know if the Crandalis would allow an easement in front of their property for future use and W . Swayze said he 0 doubted they would . G . Wood asked about a certificate of occueancy . W . Swayze said there had been no bank financing . J . Lirby wondered if possibly the next owner mi `ht nave trouble getting a loan through . L . • Sharpsteen felt that the Board had to protect it :elf and its con- stituency . G . Sharpsteen asved if there was a possibility of checking with the lawyer to adjust the deed so iinka£; e of property would be in front , not in the rear . W . Viola Miller seconded the motion , carried unanimously . VI . L .
