TOWN OF LANSING PLANNING BOARD
Date : October 8 , 1984
Time : 7. : 30 P . M .

Ig Water grant
A discussion was held with regard to the recent . water grant and
where it will be located . L . H . felt that without zoning , strip
d evelopment would happen as a result of water coming in . It
could become a hardship for the owner later on . L . Sharp steep.
said that one thing overlooked With regard to strip development
was that it locked off further development of an area , leaving
it as is . He thought that the Board could have some control
over development by having an input with the people .
II . Searles Road
W esley McDermott . presented the following information ; the land
in question off Searles Road represents about 96 acres of land
d ivided into a 3 -k acre parcel with 300 ' frontage and a second
parcel of 2+ acres with 300 ' frontage and the remaining 91 -
acres used for farming , all just about back . land to remain as
farming land . No additional services would , be required . . Any
parcel is within size requirements for a septic system .
L . . Hirvonen said that it still falls within a minor subdivision
and that the Board required a preliminary plat plan . He agreed
® with her but stated that he questioned ten years ago the revision
re lot sizes and the Town ' s function. with that .
J . Kirby said that there were a lot of orange stakes . on the land
in the Spring and asked if `; that meant there was going to be more
than one home going in . W . McDernott said • no . He assured the
B oard at this point of time it would be sold as a single lot .
W . ) cDormott said he had sent in a survey map but L . Hirvonen
said that a map with all the lots indicated on it was necessary . .
J . Kirby wanted to have Munson ' s land shown on the mar too . He
agreed to do so .
III . Waterwagon Road
Rangy Swearagen and Stephanie Urovich camebefore the Board with
t heir plans for land to be used along Waterwagon Road . He did
not have a map , just a sketch .
The land consists of 800 ' frontage to be broken up into three
lots to be _ sold and one remaining for their own use . The land
runs about 250 ' deep .
L . Hirvonen advised him that that would be a major subdivision .
He was willing to change the number of lots so as not to get
into a major subdivision but she said it was wise to break them
up now for the future .
R ., . Swearin;. ;en said that two people wanted to go in on one lot ,
build a house on it , clear the land and build trailers there . He
wanted to have two separate deeds to help it clear in case they
get in a difference .
® . He has ordered a home for Spring ( 85 ) delivery .
L . riirvonen told him that the Board needed a mar_, showing lot
lines , dimensions and that it was no prblem at this time .
h e thought that with water coming down that way that the land
might become more valuable and that Wilcox Press might want to
buy a lot for a water line .
IV . Charles Poturnay - Buck & Conlon Roads
A discussion was held about this situation noting that C .
Poturnay had fulfilled requirements with _ a preliminary plat
plan and that he claimed he had no future development planned . -
;: L . Sharpsteen brought up the drainage problem. and said that
the people already there could buy additional acreage to pro -
tect themselves .
MOTION : . L . Sharpsteen moved that the - Town of Lansing Planning
Board accent the preliminary plat for a major sub -
•
divisioa on Buck and Conlon Roads in the Town of
Lansing , owned by Charles Poturnay so as to faring it
into compliance with the subdivision ordinance and as
there is no development planned further at this time .
The contour lines on the said plat were not required
as it would constitute a hardship . J . Kirby seconded
the motion , carried unanimously .
MOTION : L . Hirvonen moved that the Town of Lansing Planning
- Board not require a public health review at this time
for the land owned by Charles Poturnay on Buck and
Conlon Roads in the Town of Lansing because the public
hearing has not • been held re the proposed amendment to
the subdivision rules and regulations . J . Homa
seconded the moton , carried unanimously ('
At this point C . Poturnay entered the meeting and told those
present that Ralph Barnard wanted a riht = of-way across the
creek , 1500 ' to the pine woods and that Paul Ridley did not
want him to come in there .. C . Poturnay wants $ 600 . Mr . Ridley
wants six acres . J . Kirby said that the land was worth more
than $ 600 . . She : noted that it was back land . L . Hirvonen said
that that could not be considered .

L . Hirvonen said that additions could be allowed to the plat.

C . E . Montague will send a letter to . C . Poturnay including the
two motions made at this meeting .

MOTION : J . Kirby moved to accept the minutes of Sebtember
24 , 1984 as read .. L . Sharpsteen seconded the motion ,
carried unanimously .
