Approx . 101 acres , southern end of Lansing Station Rd . 2 . frontage - approx . 750 ' 3 . 1 house , 120 ' from boundary line/has Health Depart . approval B . Proposed division 1 . road frontage to be divided in half Lot 1 - 2 . 4 acres , 345 ' road frontage Lot 2 - 2 . 1 acres , 330 ' road frontage 2 . Lot 3 - approx . 6 acres located at back of property ( a ) A private drive along the eastern edge of the property , approx . 50 ' wide , 350 ' long , will lead to the back lot , ( b ) If soil and water conditions are suitable , Mr . Churchill • would like to investigate the possibility of 3 or k cluster dwellings . C . Discussion 1 . Mr . Bement suggested that the access road be widened to keep options for the back lot open . 2 . A culvert will be put in the gully running perpendicular to the access road . 3 . The PB will notify Mr . Qhurchill in writing of their decision on his sketch plan . II . Old Business A . When Barbara Irish was hired to review the Town Subdivision Rules & Regs , the Planning Board was in error in that no official motion was made to do so . B . MOTION : Mr . Bement moved that Barbara Irish be paid for her consulting services rendered last month ( March179 ) . Seconded by P . Wells9 carried unanimously . IIT . Mr . Arno Finkeldet - Proposed Fiddler ' s Green major subdivision A . Man shows final grade - 11 . 3 reduced to 5 . 8 . B . Map shows combined lots - lots 6 & 7 , lots 12& 13 , lots 14& 15 C . Correct contour lines are shown . D . Drainage design shown . 1 . natural swale at south- eastern edge 2 . Since neighboring property owner Jim Swayze is concerned about the natural springs , Mr . Finkeldey will install a culvert to divert run - off to another swale . F . Planning Board requested one more contour line on the map . ( 1 ) III . Finkeldey , continued F . A letter will be sent to Town Highway Superintendent Lloyd Sharpsteen , to say that the PB agrees in Principal with the • road . G . Proposed deed restriction submitted in March 1979 ( to PB ) . H . Mr . Finkeldey will be notified in regard to the public hearing . I . Mr . Finkeldey has been told it ' s feasible to put in a pond west of the turn -around , to serve as added fire protection . The PB expressed their enthusiasm . TVo Mobile Home Park - Mr . Ted Keeney 4 . Present situation - unlicensed 1 . 5 mobile homes 2 . 7 acre field 3 . mobile homes at least 50 ' apart 4 . no Health Depart . approval 5 . septics - 2 mobile homes on 1 1700 gallon tank/200 ' drainage system- 2 mobile homes as above , 1 alone 60 all mobile homes have individual electric meters and have been inspected - certificate not available at present B . Proposed 5 additional mobile homes 2 . Mr . Keeney intends to won the mobile homes & rent them . 3 , A private drive way , large enough for fire equipment , will be constructed to accommodate future expansion . C . Procedure 1 . obgin timporary license on existing park 2 . get Health Depart . approval 3 . work with Ordinance Officer , Norm Stanton 4/1V . Comnreliensive Plan. Mr . Wells reported that completion of his report will be delayed until September or later . ✓ I . Subdivision Rules & Regs A . It was strongly urged that a member of the Planning Board assume the position of clerk pf the board for SRR . B . Enforcement - The Planning Board is the enforcement body for SRR . The Ordinance Officer ' s duties should be to inspect and report to the PB . ✓ IT . Public Record Bulletin The Town Board gave its approval for a subscription to the Bulletin . ✓ III . Land Use Ordinance - proposed changes Copies will be circulated among the members to be read and approved before the next meeting . The Town Board is scheduling a public hearing on this for May . Xo Churchill minor subdivision A letter will be sent to Mr . Churchill approving his sketch plan with the recommendation that he increase the width of the proposed 410 driveway .
