NOTICE OF MEETING
The regular meeting of the Town of Lansing Planning Board will be held at
6:30 PM on Monday, April 13, 2020.
• Because of the Novel Coronavirus (COVID-19) Emergency and State and Federal bans on large
meetings or gatherings and pursuant to Governor Cuomo's Executive Order 220.1 issued on
March 12, 2020 suspending the Open Meetings Law, this regular meeting of the Town of
Lansing Planning Board will be held electronically via conference call instead of a public
meeting open for the public to attend in person.

Project Description: Applicant is requesting to subdivide the existing undeveloped 25.20-acre
parcel into two parcels: Parcel A, measuring 6.943 acres; and Parcel B, measuring 18.140 acres.
The property is located in the Residential Low Density (R1) Zoning District. The subdivision as

proposed requires suitable improvement of Forest Acres Drive. This is an Unlisted Action
under the State Environmental Quality Review Act and is subject to environmental review. On
February 24, 2020, Planning Board directed the Planning Department to prepare a
memorandum that considers options for this project's review in relation to the relevant
policies in the 2018 Comprehensive Plan and the decision-making criteria and standards in the
current Land Use Ordinance and Subdivision Rules and Regulations.

6. Project: Pinney Properties, LLC Duplexes
Applicant: SDM Rentals, Inc. on behalf of Pinney Properties, LLC
Location: northwest corner of Peruville and Scofield Roads; Tax Parcel No. 30.4-28.212
Anticipated Board action(s) this month: SEQRA Declaration of Lead Agency
Project Description: The Applicant is requesting Site Plan approval of mixed residential /
commercial development, including fifteen (15) new duplexes on the 37.99-acre parcel and an
existing contractor's yard. Previous Site Plan approval expired on November 28, 2019
(Planning Board Resolution 16-26, approved November 28, 2016). The property is located in
the Rural Agricultural (RA) Zoning District. This is an Type 1 Action under the State
Environmental Quality Review Act and is subject to environmental review.

Project Description: The Applicant is requesting a Lot Line Adjustment to facilitate
construction of a new single-family dwelling at 30 Ladoga Park W and then combine the lots
in a common plan of development. The Zoning Board of Appeals granted an area variance for
32 Ladoga Park W on July 20, 2004 for relief from then-current 15% maximum lot coverage
limit. The Zoning Board of Appeals granted two area variances for 30 Ladoga Park W on
August 20, 2019 for reduction in minimum frontage and minimum lot area requirements,
respectively. The Zoning Board of Appeals denied an area variance appeal for 30 Ladoga Park
W on December 17, 2019 for an Area Variance of 8' from the Minimum Side Yard Set Back
requirement to facilitate placement of a 16'-wide stair tower.

measuring 2.167 acres; and Parcel 4, an 8.6-acre flag lot. The property is located in the Mixed-

Quality Review Act and is subject to environmental review. A previously proposed
subdivision of this property was reviewed by the Planning Board on February 24, 2014.
