HomeMy WebLinkAbout19-33 Ridge Road Imports - Site Plan - 2025 E. Shore DriveRESOLUTION PB 19-33 PRELIMINARY AND FINAL APPROVAL - SITE PLAN REVIEW OF RIDGE ROAD IMPORTS GARAGE ADDITION, 2025 E. SHORE DRIVE, TAX PARCEL NO.37.1-2-53.4 WHEREAS, an Application was submitted for Site Plan approval by Raymond Tuhro, Applicant, for Ridge Road Imports, LLC, to construct a 1320 sq.ft. single -story addition to the existing used car sales (including garage service and repair) to accommodate a new wheel alignment lift at 2025 E. Shore Drive, Lansing, New York, also known as Tax Parcel Number 37.1-2-53.4, located in the Commercial Mixed Use Zoning District (B1); and WHEREAS, this action allowing the expansion to the existing building was determined to be a Type II Action under 6 NYCRR § 615 (c)(12) of the State Environmental Quality Review Act ("SEQRA"); and WHEREAS, this is a proposed action reviewed under Section 701.0 Site Plan Review of the Town of Lansing Land Use Ordinance, for which the completed application was received September 11, 2019; and WHEREAS, this Board did on September 23, 2019, review and accept as adequate: Plans of Tax Parcel Number 37.1-2-53.4 dated September 11, 2019 engineered by McCormick Engineering P.C.; and WHEREAS, The Public Hearing and 600 feet parcel notices were waived by the Planning Board on September 23, 2019; and WHEREAS, this action is exempt from New York State General Municipal Law §239 -1, -m, and -n referral requirements as there is no change in commercial use in the existing building and the action does not change in vehicular access on a State or County highway are excluded per an Inter -Governmental Agreement between the Tompkins County Planning Department and the Town of Lansing dated December 17, 2003; and WHEREAS, the Planning Board has again considered and carefully reviewed the requirements of the LUO relative to site plan review, the unique needs of the Town due to the topography, the soil types and distribution, and other natural and man-made features upon and surrounding the area of the proposed site plan, and the Planning Board has also considered the zoning in the area and the project in light of the Town's Comprehensive Plan and compliance therewith, and as the underlying use is a permitted use in the zone in which located, now therefore be it RESOLVED, that the Planning Board of the Town of Lansing does hereby grant Preliminary and Final Site Plan approval for Town of Lansing Tax Parcel Number 37.1- 2-53.4 for Ridge Road Imports, Applicant, Raymond Tuhro, Owner, as submitted in the Page 1 of 2 Elevation Views (A-1.0) prepared by McCormick Engineering, P.C, dated 9/ 11 / 19 and subject to the following specifications and conditions: 1. Lighting must be International Dark -Sky compliant and limited to a color temperature of 3000K degrees or less. 2. In accordance with LUO § 701.10, this site plan approval is valid for only 36 months from the date hereof. 3. Building Permits will be required to construct the approved building and site facilities and such plans must meet all code requirements, including the sealing of plans by a licensed engineer or architect, and be constructed in compliance with all state and local building code requirements.
