A. Project Title: Salt Point Farm Brewery and Tasting Room
Applicant: Chris Hesse for Salt Point Brewing Company
Location: Auburn Road at Town Center Lands (across from ballfields, adjacent to Milton
Meadows); Tax Parcel No. 31.4-16.6
Anticipated Board action(s) this month: Sketch Plan/Presubmission Conference
Project Description: The Applicant proposes construction of a new 4,250 square foot wholesale
production facility for Salt Point Brewery, including on-site retail sales/taproom and outside seating,
on the 5.479-acre parcel connected to the Town Center Trail.

A. Project Title: Quality Sheds
Applicant: Dale Martin on behalf of Marion M. George, Owner
Location: 2080 E. Shore Drive; Tax Parcel No. 31.-6-14
Anticipated Board action(s) this month: Public Hearing; Preliminary and Final Site Plan Approval
Project Description: The Applicant proposes a display lot for retail sale of approximately 25-30 lawn
and garden storage sheds placed on the 1.78-acre property. The property is in the Commercial Mixed
Use (B 1)Zoning District. This is a Type II Action under the State Environmental Quality Review Act
6 NYCRR 617.5(c)(12).
B. Project Title: Village Solars—Minor Subdivision and Review of request for waiver from Planned
Development Area(PDA) Local Law 6 of 2017 § 1610 (12)(a)
Applicant: Stephen Lucente and Larry Fabbroni P.E., on behalf of Village Solars, LLC
Location: 40 Village Place, 113 & 117 Village Circle; Tax Parcel Nos. 39.4-51.7 & 39.4-51.8
Anticipated Board action(s) this month: Public Hearing; SEQRA Determination of Environmental
Significance; Preliminary and Final Plat Approval
Project Description: The Applicant proposes subdivision of the two existing parcels within Planned
Development Area#1 (Village Solars-Village Solars PDA) into four parcels to comply with Bolton
Point requirements and Town Board Resolution 15-40 requiring separate water meters for each
building. This is an Unlisted Action under the State Environmental Quality Review Act and is subject
to environmental review. The Applicant is also requesting a waiver from the PDA § 1610 (12)(a)
limitation on the number of building permits issued prior to completion of the Community Center
(Building F); the matter was referred to the Planning Board by the Town Board on July 17, 2019.
