Lansing Town the representative from the State Board of Equalization the 1961 Study of garket values made by them in the Town Those present were. Assessor Assessor Supervisor Councilman Clerk Supervisor Dates opened the meeting introduceing Mt. A. Macera from the New York State Board of Equalization and Assessments, Mr. Ran era explained the method of classification of the Tax Roll this is done by useing 80 % of the roll on residential property exclusive of Utilities and Industrial , 70 to 75% of appraisals are reviews Method of appraisal: 3 approaches used cost of house; cost of replacement ; less depreciation , study of markets ana.layzed sales , 4nd capitalization this last method not used unless on commercial properties. Robert and Arlene Guernsey Trailer $29500. $19750. Fred Dunlop $20,0000 $79050. The above appraisals were discussed hurriedly by the Supervisor and Mr. Macera as the Supervisor had to leave early. The supervisor expressed that in his opinion some of the appraisals were not showing the true value and he would take this up further with the State Board of Equalization. The Supervisou excused himself and turned the meeting over to the assessors and Mr. lAacera. After discussing the State appraisal of each parcel and the Towns appraisal and assessment ; with some disagreement by the assessors on these properties . Mr. Macera advised he would recommend. to the State Board that the appraisals on these properties stand as appraised . He also stated that in order for the Town to increase the equalization tate was to review the assessments as to market value 74 Dec. 14, 62 cont'd. and cost -of -replacement.
