APPLICANT PROPOSES TO BUILD 10 SINGLE FAMILY HOMES ON 9.70 ACRES OF LAND LOCATED IN THE TOWN OF LANSING.NY_THE
SITE IS IN AN R1 ZONE;PROJECT MEETS ALL AREA AND OTHER BULK REQUIREMENTS DUE TO IT BEING A CONSERVATION(CLUSTER)
SUBDIVISION. PUBLIC WATER WILL BE EXTENDED TO THE DWELLINGS BUT PRIVATE SEPTIC SYSTEMS WILL BE DESIGNED FOR EACH
OF THE HOMES.THE PROPOSED ACCESS ROAD WILL BE DEDICATED TO THE TOWN AND CONSTRUCTED TO STANDARD TOWN ROAD
SPECIFICATIONS.BUT WITH NARROWER SHOULDERS.THE ROAD R.O.W.WILL BE 60'WIDE.AND SEVERAL 20'ACCESS EASEMENTS
WILL BE GRANTED TO THE TOWN FOR ACCESS TO PERMANENT STORMWATER PRACTICES.THE PROPERTY WILL BE SUBDIVIDED;BUT
OVER ONE ACRE OF RESERVED AREA WILL BE DESGINATED AS NON-BUILDABLE AND HELD FOR THE USE AND ENJOYMENT OF THE
