APPLICATION COMPLETENESS REVIEW

Dear Ms. Dries,
MRB has completed an application completeness review of the Site Plan Application regarding the above
referenced project, dated September 25, 2025, and prepared by Timothy C. Buhl, P.E. The following
comments should be addressed prior to processing the application with the Planning Board.
1. The setbacks drawing provided is an approximation of the property lines and location of the
proposed building, and is not certified by a licensed professional. This does not meet the needs
for demonstrating compliance with zoning dimensional requirements. Also, the site plans should
show property lines to demonstrate that all work is occurring within the parent parcel.
2. The following items appear to be missing from the site plans and are identified as requirements
per the Town of Lansing site plan checklist:
a. Widths of driveways on site and access to existing roads and highways.
b. The amount, location and dimensions of all street parking and loading areas and access
thereto.
c. Erosion and sediment controls
d. Proposed grading/topography
e. Calculations showing the green space available after construction is complete.
f. Location and scaled renderings of all proposed signage (if any)

3. In accordance with the Town of Lansing Town Code §270-40.1.A, all developments subject to site
plan review must submit a landscape plan, whereas no landscape plan was found in the
submitted materials. The landscape plan needs to include all items listed in §270-40.1.B.
4. In accordance with the Town of Lansing Town Code §270-40.7.A, all developments subject to site
plan review must submit a lighting plan, whereas no lighting plan was found in the submitted
materials. The lighting plan needs to include all items listed in §270-40.7.B.
5. In addition to the items above, we suggest that the Town require the following items be
shown/provided on the site plans:
a. Demolition/ removals plan
b. Engineering details
6. We recommend that a statement of operations be provided describing the proposed use, hours of
operation, and other pertinent details.
