REGULAR MEETING The Regular Meeting of the Town of Groton Planning Board was called to order by Chairman Ed Neuhauser at 7:30 p.m. APPROVAL OF MINUTES - 18 .TUNE 2015 A motion was made by Member Barbara Clark to approve the Minutes of the 18 June 2015 Planning Board meeting, as submitted. The motion was seconded by Member Lisa Maloney Hahn, with the vote recorded as follows: Ayes: Chairman Neuhauser Nays: None Member Carey Member Clark Member Baxendell Member Maloney Hahn Member Morey Member Wyllie Motion carried. This becomes Action #38 of 2015. OLD BUSINESS Robert Walpole. Applicant/Estate of Merle Ploss, Reputed Owner - Old Peruville Peruville Roads - TM #s 36.-1-11. 21.2 & 67.2 - Sketch Plan Conference #2 - Minor Subdivision Boundary Line Change (Note: At the 21 May 2015 meeting of this Board, Realtor Bob Walpole appeared to advise them that the Floss Estate was in the process of being sold. This 141±-acre parcel will be split into four units for their children. He displayed a survey map showing what is proposed and explained the dimensions of all the parcels and to whom they will be deeded.) At this meeting, Mr. Walpole displayed the proposed subdivision of the four lots, indicating who was to inherit what, which had changed somewhat from what was presented to the Board in May. He stated that he will be coming back again next month for approval of the four-lot subdivision. He also explained the "railroad" property (which belongs to the Estate) and how that would be divided, all as shown on the map he displayed. The proposed Boundary Line Change, he stated, will not landlock anything. There will also be a right-of-way created which will allow all four of the surviving children to provide access to the railroad property for hunting purposes. It was noted that all the proposed lots Page 1 of 2 (T)Groton Planning Board Minutes of Regular Meeting 17 July 2015 contained the required road frontage. Mr. Walpole added that the "railroad" property was purchased by the Plosses when the Lehigh Valley Railroad "went out." When the applicant returns before the Board next month, he said he would do the Boundary Line Change first, and then the subdivision. No Action Taken. NEW BUSINESS Christopher Dempsey, Applicant/Reputed Owner - 125 Sears Road - TM #s 16.-1-11.1, 11.21 & 15.1 - Minor Subdivision of Land & Boundary Line Changes Chairman Neuhauser noted that neither the applicant, nor a representative, was present to answer any of the Board's questions concerning these three applications which were on this meeting's Agenda. A phone call to the Dempsey home was made, and the applicant's wife informed the Board that her husband was out mowing the lawn. A motion was then made by Member Clark to postpone the consideration of these applications until the 20 August 2015 meeting of the Town of Groton Planning Board in order to have the applicant/representative present. The motion was seconded by Member Bret Wyllie, with the vote recorded as follows: Ayes: Chairman Neuhauser Nays: None Member Carey Member Clark Member Baxendell Member Maloney Hahn Member Morey Member Wyllie Motion carried. This becomes Action #39 of 2015. ADJOURNMENT At 7:45 p.m., a motion was made by Member Mark Baxendell to adjourn the meeting. The motion was seconded by Member Monica Carey, with all members present voting in favor. J E.
