RE : VARIANCE REQUEST FOR INSUFFICIENT FRONT YARD SETBACK

CONSIDERATIONS ,
There will be no detriment to the adjoining properties or the
character of the neighborhood if the variance were granted .
The options considered in 1 _ eu of granting a variance , are
not practical for the applicant to pursue due to topography
and the economic considerations of replacing the existing
well , septic and electric service .
The variance requested the from Front Yard Setback
Regulations is not substantial in relationship to the
setbacks of other structures in the neighborhood . In respect
to the setback required by the Town of Groton Land Use and
Development Code it is ~ 53 % of the requirement . The
structure would sit 311 from the existing pavement .
Granting the variance will have no more impact than a
conforming setback on the neighborhood , intensity of
development , public facilities , traffic , population densi +:y ,
or the environment .
The situation results from pre - existing service placement and
natural topographic features not created by the applicant .
Allowing this variance would have no detriment to the
community .
