Sincerely , J �C Tanet Bell Chairperson Board of Zoning Appeals CC : Robert Brown Zoning Officer Teresa, Robinson Town Supervisor WHEREAS , John and Cindy Hanford has filed an application for a variance of the Mobile Home Ordinance of the Town of Groton in regard to the denial of a building permit to set up a mobile home which is non- conforming in size , and a public hearing having been held after due notice , and all those desiring to be heard were heard and the testimony recorded , and WHEREAS , this Board , from the application , hearing all parties , and after viewing the premises and neighborhood concerned finds : 1 . There is now on property an existing 8 x 40 trailer . 2 . The applicants now own a 12 x 65 trailer , five running feet short of conforming size trailer . 3 . Property purchased has the acreage and frontage necessary to meet zoning requirements for building home or placing trailer on it . 4 . They are planning to build home on property while living in their 12 x 65 trailer . 5 . If a variance is granted , they will remove g x 40 trailer and replace it with their own 12 x 65 trailer for a period of not more than two years or until the home they are building is completed , whichever period is shorter . 6 . They cannot afford to buy a complying trailer and commence building at the same time . 7 . A newer and larger trailer will upgrade the appearance of the property and not be detrimental to adjacent property owners or surrounding neighbors . g . No one appeared in opposition to application . NOW , THEREFORE , be it resolved that based on the above findings , the application of John and Cindy Hanford be granted only to the following extent and upon the following conditions : 1 . That the 8 x 40 trailer be removed and replaced with the 12 x 65 trailer now owned by applicants . 2 . That their new home must be built and ready for occupancy two years from the date of the granting of this application or the 12 x 65 trailer replaced with a conforming size trailer . 3 . That a temporary two year certificate of occupancy 's granted by Zoning Officer on the 12 x 65 trailer . The foregoing resolution was submitted by N . Smith , seconded by M.
