WHEREAS , Alfred A . Schoneman has filed an application for a variance
of the Mobile Home Ordinance of the Town of Groton in regard to the
denial of a , building permit to set up a mobile home which is non-
conforming in size , and a public hearing having been held after due
notice , and all those desiring to be heard were heard and the
testimony recorded , and
WHEREAS , this Board , from the application , hearing all parties ,
and after viewing the premises and neighborhood concerned finds .
1 . An older non- conforming size trailer is now situated on
property which has become unsafe and uncomfortable . for
applicants ' elderly parents who are the present occupants
and who because of age desire to be close to children .
2 . A building permit was issued for existing trailer indicating
that an area variance and mobile home size variance was
granted at that time .
3 . The newer and larger trailer will not be detrimental to
surrounding neighborhood .
4 . No one appeared in opposition to said application .
based on above findings ,
NOW, THEREFORE , be it resolved that/ the application of Alfred Schoneman
for the above variance be granted only to the following extent and
upon the following conditions :
1 . That the existing trailer be replaced by nothing smaller than
a 12 x 65 trailer .
The foregoing resolution was submitted by J . Bell , seconded by Mary
Decker and unanimously adopted .

+' Application No . 2 - Schoneman
In purpose of considering the application of Alfred A .
Schoneman of 1353 Elm St . Ext . for a variance of the Mobile
Home Ordinance of the Town of Groton in regard to the denial
of a building permit to set up a mobile home which is non-
conforming in size as specified by the ordinance .
The chairperson of the Board opened the hearing by reading
the text of the notice ; she then asked that any pertinent
written comments or reports concerning the P g appeal be read .
None were offered . Those witnesses present were : Bryan Lucey ,
Loren Aiken , Mr . & Mrs . John Hanford .
Mr . & Mrs . Schoneman were then asked to state thew case .
They explained that they now have her parents living in an
8 x 50 trailer , which costs them over
r $1 , 000 to heat . It ' s an
old trailer and the wind comes right through . They bought them
a 12 x 65 , 1976 trailer because they thought it would be cheaper
for them . "We found out we can not use this trailer . For
another 5 feet , it will cost at least another $ 1 , 000 . We can ' t
(%t afford to put any more money into it . We are asking that they
be able to use the trailer . We already lost one trailer bigger
because we were waiting for an answer from this hearing . "
M . Decker asked , "At the present time you haven ' t actually
purchased the trailer? " Mrs . Schoneman replied , "We have given
$1 , 000 down to hold it until the meeting tonight . We can ' t
afford another one . "
J . Bell asked for questions from the board . D . Cummings
stated that Groton can ' t be the only place with zoning . A
12 x 00 mobile home is the next size larger . 12 x 65 is a
popular size and they pass it in other places . " Mrs . Schoneman

asked , "Why are they allowed in trailer parks and not here in
Groton? " N . Smith answered , " You ' ll have to ask the zoning
planning board . " Mrs . Schoneman explained that a 12 x 65 is
really too big for elderly people to clean and heat .
J . Bell asked , " You are replacing this trailer , right ? "
Mr . Schoneman answered , "Yes . " J . Bell asked , "Are there any
other buildings on this lot ? " Mr . Schoneman replied , " ;lust
our home . ElevOnsyeajrt agoeethe house was built . The trailer
was put on nine years ago . It has it ' s own sewer . " G . Bushnell
asked , " Did you have to get a permit for that ? " Schonemans
answered , " Yes , we did . " J . Bell asked , " Is the present trailer
that is there rented ? " Schonemans answered , " Yes . " J . Bell
asked , "And you say that you have not§, actually bought the
trailer ? " Schonemans answered , "We have a down payment on it . "
J . Bell asked , " Did you realize there was a size to go by before
you started looking? " Schonemens replied , "No , we looked for a
year to find something that we could afford . "'
L . Aiken stated , " This is another case which would be an
improvement to the neighborhood if the variance ,vwas passed . A
12 x 65 is a common trailer size . I can ' t understand why they
went this extra five feet . " N . Smith stated that they can still
appeal to the Supreme Court if they don ' t like the decision of
the Board of Appeals .
J . Bell asked , " If your parents move out , what would you
do with the trailer ?, " Schonemans replied , "Rent it to someone
else , probably . " J . Bell asked , " If we grant variance because
your parents have a hardship and in three years the hardship
does not exist , we have to take that into consideration . At
this point in time there is a hardship , but maybe not five
years from now . " Mrs . Schoneman stated , "When they are no
longer there , we should have to go through another grievance
meeting like this one . "
J . Bell asked if there were any further questions . There
were none . She then announced that the hearing be closed and
the board will not be able to get back to them by tomorrow
morning . She explained that the board will have to discuss the
hearing and come up with a decision within two weeks .
