Zoning Board ,-- of Appeals
August 1.7 , 1981
The meeting of the Town of Groton Zoning Board of Appeals
was called to order at 8 : 15 p . m . by Gordon Hoy , Chairman .
Members present were : Gordon Hoy and Mary Decker . Others
present : George Totman and David Dawson ,
Mr . Hoy read notice of the meeting in purpose for consider-
ing the application of Cleo Walenta of 681 Lick St . . for var-
iance of the Zoning Ordinance of the Town of Groton in regard
to distance from road right - of -way line . David Dawson was
introduced as representing Cleo Walenta ,
Mr . Hoy asked D . - Dawson to outline the situation to the
board . He explained that C . Walenta wants to build a garage
in front of her mobile home and 37 feet from the road . On the
right of her home is a septic system and to the left is a
large tree . The garage is to be built in front of the tree .
She does not want to lose the tree and does not want the garage
too close to the mobile home due to fire safety .
The board discus,sed the possibility of moving ,the tree to
another location . G . Totman explained that there is a differ-
ence in right - of -ways from a town and a county road and that
you don ' t want to build too close to a right - of - way road .
M . Decker asked how many feet we are talking about . G . Hoy
stated 17 feet from road to right - of -way . G . Hoy also explained
that the ' tree is small enough to be moved back . D . Dawson asked
how much that would cost . G . Hoy stated that they could find
out . He also explained that the board was trying to come up ' , . ..
with alternatives - move the tree or cut down the size of the
garage .
D . . Dawson explained that the garage is already anchored
down with cement blocks . C . Walenta had checked into hav ;ingc.
a permit for a tin garage and did not need one . So , when she
decided 'on building a permanent one , she did not think of
checking into the need for a permit again until she had already
begun building .
Mr . Hoy asked for further questions . M . Decker stated
that if the tree could be moved to another location , it would
do
solve the problem .
Mr . Hoy explained that the board of appeals cannot make
a decision without a full board present . He suggested that
the meeting be adjourned until Monday , August 24 , 1981 at
8 : 00 p . m . , when these minutes will be discussed and a vote
and decision will be made by at least three board members .
The meeting was adjourned at 8 : 4.5 p . m .
