' HOY:' : Would you like to describe the situation ? ! • Nm . ROBERTS : I went to apply for a buildingi permit . I have 135 feet road frontage and I was told I need 200 feet . I have ' I 10 . 4 acres of land . The Tompkins County Board of Health I finds it adequate .- as far as the sewer requirements go . The only thing missing is 65 feet road frontage . Ty ; i father owns the other side of me and .does not want to ' i . sell his property. The building is set inckthe back of the lot . I I BUSHNELL : Way back where the ' XI is on the map ? ' ) I 'Wm . ROBERTS : Yes , probably 800 feet . it ; I HOY •. s What is the size of the house ? Wm . ROBERTS : 24feet by 38 feet , no garage and it is a year round house" :', I • I i y e2e HOY . . How far do you estimate in feet ? 1 Wm . ROBERTSs Someplace around 800 feet on the side that measures ii 1 , 036 . BUSHNELL , You will use the front driveway ? it Ma . ROBERTSs All of the main driveway all the way back of the wood lot . j i PIERSOM Is the dotted line the driveway or boundry line ? ! i 14h . ROBERTS , ( refering to map ) This is the driveway , our boundary be right here . It is 135 feet from this line to here . The total line is 300 feet from here to here . We were told it was not adequate , we needed 200 feet . PIERSONs '' hat of the neighbors , none too concerned ? None , i came tonight . Wn . ROBERTS : One called and said if I need good . wo#`d let him know . ti Fox is the one that actually borders , he called up . Have not heard from others . McCloy borders on the back I side , he had nothing to say against .it . PEIRSON : The question is on the 135 feet to center of the drive way , ghat if your father wants to sell his place - - I or would you pick it up ? j A . W . ROBERTS : He ' d be willing to , neither of us have the ready 11 200 feet , PIERSOr1s At some .you sell your place the person who buys it might not want the right of way through the drive way but have it beyond the driveway . J it it i ; eke ' I i i I : i Ali ROBERTSs Ile hope the property does not leave the family . We have several other properties we would get rid of first . ; 'We hope to keep it in the family , someone would eventually take the other . I ' m doing myself a diservice but I ' m willing to . I had heard from the Supervisor considering ji revising the Code to change a little bit so a person i , is not restricted so . We have a lot on Hinman Rd , 75 acres with only a right of way . It doesn ' t seem right ' I It to that I ' d never be able to put a building on it . li Seems sort of like the Town is assuming , taking rights ' i away in fact . I can see a good reason for frontage ! j requirements along roads . . Iho wants a house all crewded . , ! All I would need is an- access out to the road . Alde are ! j the only town in the County regnres this . I talked to li Real Property people in Ithaca and as far as they li knew there would be no such problem in 6tber Aowns . ; I Groton has Ordinance different from other towns , it . I doesn ' t seem to take care of circumstances such as this . ! I PIERSONo What you are talking about the Planning Board is dealinglit with . They are going to see about revising some of it . ! I There are some land locked property this does not cover , ! i Aid ROBERTS : Ife might eventually get relief , but Bill would rather get started right away . j W . ROBERTS : T was talking with another man on Groton Road , he said fl there would, be no problem , his son down the road from It ii t ' I I I l it It 1 him built his house without They.enough frontage . Th told I g g ' I him as lobg as he had 4 , 000 square feet or something j like that that he does not need the full road frontage . i Ali ROBERTS : 't+°hen did he build ? Wk . ROBERTS s 2 or 3 years ago I think , 11 HOY':s4 Ve have had the Ordinance since 1972 . It ran with I I a smaller road frontage , it was revised a few years 1 ago and added road frontage on to it . It really does ! ' not look to be too big a problem if you are not - going tol put a building on the 135 feet access land . If . you _ were trying to block this off and build in that small ! ' area with that square footage it would be different . Wh . ROBERTSe Is that 200 feet refer to house with swwage system or I would it pertain to a garage ? i ) Hoye The house and garage has to be certain size . ( J PIEtSONs Has to be an acre . I I BUSHNELLLLs I have 230 feet frontage but my house is 40 feet from I the next house . AW RO .BERTSs Under the present Ordinance .it does not say where you 1 have to build that house so two people could be built close to each other ® j HOYs Are there any more questions ? Since there are no more questions you may be excused . We will notify you by { mail of our decision , iJ It ti Y 11 • — AW ROBERTS : I hope you consider this , I think this Ordinance does not make sense in this particular instance , i HOY' s You have no plans to build a garage by the road ? 14m . ROBERTS : Not if I can ' t do it . Likely - there may be onesby -th-e ` . I house• ,but notd.in ' thei.. forseeable future . ; I . HOY :.
