The Regular Meeting of the Town of Groton Planning Board was called to order by Chairman Mark Baxendell at 7:30 p.m. APPROVAL OF MINUTES – 20 JANUARY 2022 A motion was made by Member Monica Carey to approve the Town of Groton Planning Board Minutes of 20 January 2022, a submitted The motion was seconded by Member Ed Neuhauser, with the vote recorded as follows: Ayes: Member Baxendell Nays: None Member Brockway Member Carey Member Neuhauser Member Maloney Hahn Member Rose Member Cerretani Motion carried. This becomes Action #5 of 2022. OLD BUSINESS – NONE NEW BUSINESS Tim Parks, Applicant/Michael Prouty, Reputed Owner – 750 Cortland Road – TM #20.-1-35 – Preliminary Site Plan Review – Propose Office Chairman Baxendell recognized Tim Parks who explained that he was seeking the Board’s approval to conduct his construction business from this existing 4000± SF building. He stated he had been in business for three years, and he would like to purchase the building and use it for his office and also to store some equipment. There will also be storage behind the building. There will be no oil storage. Construction on the building will not be needed. Mr. Parks stated that the driveway is satisfactory as is, and a sign is planned. In response to Member Cerretani’s question, hours of operation are varied, with most of the work being done out-of-town; there may be an evening when Mr. Parks is in the office There will be no pedestrian traffic. The property is zoned Agricultural, and the request is a permitted use. The Board reviewed the Site Plan Checklist which accompanied the application. At the conclusion of the discussion, a motion was made by Member Leon Brockway, Jr. to approve the Preliminary Site Plan for the proposed Construction/Contractor’s Office, as requested, with a Public Hearing set for 17 March 2022 at 7:30 p.m. The motion was seconded by Member Sam (T) Groton Planning Board Minutes of Organizational Meeting 20 January 2022 18 August 2016 Page 2 of 2 Rose, with the vote recorded as follows: Ayes: Member Baxendell Nays: None Member Brockway Member Carey Member Neuhauser Member Maloney Hahn Member Rose Member Cerretani Motion carried. This becomes Action #6 of 2022. OTHER MATTERS • It was noted that immediately following this meeting there would be a training session for this Board. ADJOURNMENT At 7:45 p.m., a motion was made by Member Maloney Hahn to adjourn the meeting. The motion was seconded by Member Neuhauser, with all members present voting in favor. Joan E.
