REGULAR MEETING
The Regular Meeting of the Town of Groton Planning Board was called to order by
Vice Chairman Leon Brockway at 7:30 p.m.
APPROVAL OF MINUTES - 16 JULY 2020
A motion was made by Member Lisa Maloney Hahn to approve the Minutes of this Board's 16
July 2020 meeting, as submitted. The motion was seconded by Member Sam Rose, with the
vote recorded as follows:

Vice Chair Hrock%vay recognized the applicant who said lie had lived ill Groton for 35 Fears. With
regard to his business, lie stated that ilothiilg had ch111ged except for the proposed nett' location. He

Mr. Brockway explained items shown on annotated aerial photographs, such as location of the
dumpster, entrance and exit to and from the parcel, distance to property lines, etc. He stated his goal
was to eventually add more employees and increase production.
Board members advised that all distances should appear on the Site Plan, including parking
locations/ sizes. The Board referenced the Site Plan Checklist and stressed that the Site Plan should
be "to scale" and it needs to show exactly what's going to be there.
Vice Chair Brockway noted that what is being proposed is a permitted use for this parcel. Hours of
operation should also be provided for the Site Plan Review. Mr. Brockway stated that the hours would
very.
Vice Chair Brockway commented that the Board was not taking any action at this meeting, but that
the applicant should be prepared for the Preliminary Sketch Plan Review at the December 171h meeting
at which a public hearing will be set.
Chair Baxendell commented that, in looking at the surveyor's map accompanying the application, it
appeared as though there's a landlocked parcel. The layout of the immediate parcels was discussed,
some members remembering previous (2009-2010) subdividing/lot line adjustment with possible lot
consolidation; Deputy Clerk Cargian is going to look into this. Chair Baxendell suggested that maybe,
although approved, the applicant did not have this officially recorded with the County, and this
question needed to be answered. The parcels involved were 19.51 and 19.52 per the referenced map.
No Action Required.
OTHER DISCUSSION
Chairman Baxendell advised Board members that the required training was available
via webinar and urged them to sign up for same.

At 8:20 p.m., a motion was made by Member Monica Carey to adjourn the meeting. The motion was
seconded by Member Maloney Hahn, with all members present voting in favor.
