(11) Spruce Ridge
0 Meeting was called to order at 7;40 p.m. Henry Slater gave a brief history of the Spruce fridge
subdivision.
1988 C&S Developers bought. 13 -lot subdivision. Submitted entire subdivision to
Planning Board and COLInty health department, County Health department treated it as a
13 =1ot subdivision, reviewed it and approved it.
• Developers decided to phase subdivision into an initial 5 -lot subdivision hoping to allow
sales to finance rema finder of subdivision.
• October 19$8 Planning Board approved phase 1. C&S took the plat to county clerk and
had it recorded. Accompanying the play was a health, department approval, which included
13 lots. flat and health department approval went to assessment. Upon reviewing the
records from the health department the assessment department put file subdivision on the
»naps. Simultaneously the developers saved forward with the planning board to complete
phase 2.
• August 1990 C&S received plat app rovaI conditioned upon hu11ding a road to the towns
specifications of installing approxima0y a 250 foot drainage Swale on the south -east
portion of the pvojeet_ Road base and culvert were installed_ Base work was inspected
however developers never finished the road.
• Ini11ally developers are givetl 180 days with the ahIIity to renew for an addinoIlal 1 liQ
clays.
• County Health department gives 10 years from the date of their approval_

Bolin Anderson okras contacted and a letter concerning this subdivision is included in the
file,
0 Chuck Dollaway confirmed that the roads Dave been maintained and are the same as when the
plat was approved-
0 It was noted that if this subdivision was being newly presented a SPT)ES pen-nit might be
required,

Current health department approval
Test borings completed
Completion and acceptance of roadway

(2) Long Range Planning
0 Deb Grantham told the Planning board that the 'Town Board approved the press release for the
Ithaca Journal. There will also be a release to the Planning Federation. Time frame is
approximately March 8th',
0 There was more discussion on the long range planning
• There was a suggestion that zoning think about dictating where and when certain types of
development should take place.
• There was more discussion about services available to subdivisions and cluster
developments including sewer, water, transportation and recreation
